Job Description

Fractional Senior Financial Controller | Part-Time- Real Estate Development London | Flexible 2 Days Per Week - £750 - £1,000 Per Day

OUR CLIENT is an established real estate investment and asset management platform with a significant mixed-use development in central London. They have exclusively instructed us to source a Fractional Senior Real Estate Finance Controller (FD level) to take ownership of the financial control environment for a major mixed-use development in central London, with direct exposure to institutional investors, lenders and key decisionmakers - on a part-time basis.

Working alongside an established real estate investment and asset management platform, this Fractional Senior Financial Controller opening offers the autonomy to shape processes, oversee complex tax and structuring matters, and provide a senior finance voice across the project until at least 2030.

THE ROLE of Fractional Senior Financial Controller (Part-time):

Will report to the Fund Controller - with responsibility for overseeing the project's financial control framework, working across the development team, institutional JV partners, lenders and external advisers.

Key responsibilities include:

  1. Financial control & reporting: Overseeing quarterly management accounts, statutory reporting, budgets, cash flow forecasts and financial submissions to shareholders, lenders and the Board.
  2. Tax compliance & structuring: Taking ownership of tax oversight across a complex UK and Luxembourg structure, including corporation tax, VAT, CIS and associated compliance obligations. Managing the external tax adviser, challenging technical advice, assessing exposures and ensuring structuring decisions are appropriately implemented and evidenced.
  3. Development cost control: Reviewing and challenging development cost reports, commitments, variations, contingency and cost-to-complete forecasts, ensuring alignment with approved budgets.
  4. Cash, funding & facilities: Overseeing payment approvals, cash reconciliations, debt and equity drawdowns, funding forecasts and lender compliance requirements.
  5. Service provider oversight: Managing the delivery, quality and timeliness of outsourced fund administration, accounting and tax services, setting clear expectations and resolving issues.
  6. Stakeholder engagement: Acting as the senior finance contact across the deal team, co-investor, lender, auditors and advisers, providing clear financial insight and supporting key commercial decisions.

THE PERSON - To be considered for this Part-Time Fractional Senior Financial Controller role, you will:

  1. Be ACA, ACCA or equivalent qualified accountant with Financial Controller, Finance Director or CFO-level experience.
  2. Possess strong real estate investment or development experience, ideally within an institutional joint venture and construction financing environment.
  3. Demonstrate strong technical tax knowledge and judgement, with the ability to oversee complex compliance and structuring matters, critically assess external advice and take ownership of the resulting tax position.
  4. Be experienced in managing outsourced administrators and professional advisers, holding them accountable for quality, accuracy and delivery.
  5. Be a confident, commercially minded finance leader who can bring a senior voice to the table, challenge constructively, influence stakeholders and exercise sound judgement when dealing with investors, lenders, advisers and Board-level decision-makers.
  6. Be comfortable operating autonomously in a part-time consultancy capacity, with the initiative to identify and address issues before they escalate.

The Opportunity

  1. A senior, autonomous assignment with a broad financial and commercial remit.
  2. The opportunity to establish and shape the project's financial control framework from the outset.
  3. Direct exposure to institutional investors, lenders and senior decision-makers.
  4. Flexible, part-time commitment of approximately two days per week, with greater input during the initial set-up phase.
  5. London-based consultancy engagement.
