Senior SAP RE-FX Consultant

Job Summary

We are seeking a highly experienced SAP RE-FX Consultant to lead the functional implementation of SAP Real Estate Management on SAP S/4HANA. The consultant will work closely with client business stakeholders, finance teams, solution architects, and technical teams to design and implement an end-to-end solution aligned with business requirements and SAP best practices.

Key Responsibilities

• Lead business requirement workshops, process discovery, fit-to-standard analysis, and fit-gap assessments for SAP RE-FX.
• Design and implement SAP S/4HANA Real Estate Management processes covering real estate objects, business entities, rental objects, lease-in and lease-out contracts, and contract lifecycle management.
• Configure contract conditions, rent adjustments, index-based escalations, payment schedules, renewals, amendments, and termination processes.
• Design and implement integration with SAP S/4HANA Finance, including General Ledger, Accounts Payable, Accounts Receivable, Controlling, and Asset Accounting, as applicable.
• Support the design and implementation of lease accounting processes under IFRS 16 and/or US GAAP ASC 842, based on the client's requirements and solution architecture.
• Prepare functional design documents, configuration documentation, process flows, and specifications for custom developments and interfaces.
• Collaborate with technical teams on WRICEF objects, SAP Fiori applications, reports, forms, enhancements, and integrations.
• Lead data migration and reconciliation activities for real estate master data, contracts, conditions, and balances.
• Define and execute functional testing, system integration testing, and user acceptance testing; coordinate defect resolution during implementation.
• Participate in cutover planning, mock cutovers, go-live preparation, and deployment of the implemented solution.
• Ensure adherence to SAP S/4HANA implementation methodologies, project governance, and agreed design standards.
• Act as the senior functional point of contact for the RE-FX workstream, managing dependencies and driving decisions with client stakeholders.

Required Skills and Experience

• 18–20 years of overall SAP experience, with extensive hands-on SAP RE-FX implementation experience.
• Proven experience implementing SAP RE-FX in an SAP S/4HANA environment.
• Strong expertise in real estate contract management, rental objects, business entities, conditions, periodic postings, and contract lifecycle processes.
• Strong understanding of SAP S/4HANA Finance integration and real estate-related accounting.
• Experience in end-to-end implementation activities, from requirements gathering and solution design through configuration, testing, cutover, and go-live.
• Knowledge of lease accounting requirements under ASC 842 and/or IFRS 16, where applicable.
• Experience preparing functional specifications and working with ABAP developers, integration consultants, data migration teams, and solution architects.
• Strong client-facing communication, analytical, problem-solving, and workshop facilitation skills.
• Ability to work independently onsite at the client location in Charlotte, North Carolina.

Preferred Qualifications

• Experience with greenfield implementations or major SAP S/4HANA transformation programs.
• Experience with SAP Activate methodology and fit-to-standard workshops.
• Exposure to SAP Fiori and relevant S/4HANA real estate capabilities.
• SAP certification in relevant modules is an advantage.
