LBK Design/Build Consultant Position Description
Summary
This position is accountable for ensuring that all assigned projects are properly scoped, designed, and executed with an emphasis on budget, schedule control, and customer satisfaction. The goal of this position is to continually deliver projects within approved budget and schedule with the highest quality, and in the most cost-effective and efficient manner. The production manager is accountable for both the profitability of projects and delivering the highest level of customer satisfaction. This production management position demands a variety of management responsibilities and requires daily communication directly with clients, lead carpenters, and subcontractors, as well as inter-office: Design, Sales, Purchasing, and Accounting departments.

Position Responsibilities

Uphold LBK mission and core values
Yearly gross sales of 5 million dollars
Maintain a minimum of 35% closing ratio of qualified prospects
Prospecting leads and cold calling
Lead generation by networking and referrals
Attending and collaborating public events, trade shows, fairs, open houses, seminars etc. Managing and nurture all leads, prospects and clients in Pipedrive CRM
Follow up with all non-closed leads (qualified and “maybe” qualified) quarterly, and yearly.

Qualifying leads with initial phone consultations
Provide projected budget ranges in the qualification process and in closing Phase 1 of Design
Scheduling and conducting in-home consultations with qualified prospects
Collecting basic project information upon closing Phase 1 of LBK’s Design agreement. This included photos, notes, budget and general work scopes
Maintain communication with clients in design (bonding and rapport)
Schedule and lead sales debrief meeting with design, estimating and project management as needed post Phase 1 agreement closed.

Hand-Off completed/closed Design Agreements to admin/office manager to be uploaded onto LBK platforms (Coconstruct & Monday.com)
Schedule and lead Team Site Survey meeting post Phase 1 Design Agreement
Attend Phase 1 Design Review Presentation Meeting with the intention of moving client into Phase 2 Selections
Attend P-SAD meetings
Develop and maintain personal sales goal
Pursue positive client reviews and referrals (Google, Facebook, Houzz, etc.)
Conduct warranty check-ins (3- and 6-month phone calls; 1-year site visit with upsell conversation for future projects)
Welcome in Design Center “walk-ins” if available
Conduct client site visits during construction ( at least 2-3 times depending on project length)
Conduct final walk-through with project management and team with clients upon project completion • Participate in celebration meetings
Attend company outing and team-building exercises
Maintain a professional appearance.

Appropriate dress code requires a minimum of buttoned, long-sleeved shirts tucked in, slacks or khaki pants, clean dress shoes, necktie and jacket optional.

Professional Skill & Requirements

Demonstrated knowledge of construction, building processes (internal, permitting, zoning, design, etc.), and contract management
Demonstrated expertise with company policies and business practices
Record keeping and task management via CRM
Communication and client satisfaction
Participate in continuing education and training • Formal Sales Training.

Sandler preferred
Proficiency in technology and computers including Google Workspace, Drive, Microsoft Office, CRM, and Google Calendar
Contract negotiation

Strong organizational skills, ability to multitask and effectively execute in a fast-paced work environment

Design & Estimating Department Collaboration:
All Sales are managed by the Company Sales Manager.

However, it will be the job of the Design/Build Consultant to team up with the design team and estimating in the communication of project work scope and budget in the “Design-to-Contract phase. Maintain a positive, team-oriented relationship with the design team.

After a client is retained, a full on-site survey must be conducted to collect all necessary measurements, check all mechanicals, existing structural loads, and the tangibility of any changes in structural loads regarding the proposed work
Sales handoff - Ensure that all notes and crucial information are delivered and reviewed via debrief meetings and input onto Monday.com. Review proposed designs prior to client presentation
Participate in job autopsy meetings
Marketing Department Collaboration:
At LBK, sales and marketing is a collaborative effort.

What is accomplished in marketing reflects what can be accomplished in sales. The Design/Build Consultant must work alongside marketing to understand what is working, what is not working, as well as strategizing on new marketing efforts
Conduct monthly sales/marketing meetings to review the effectiveness of each marketing campaign
Brainstorm new ideas and tactics to increase effectiveness and brand awareness
Collaborate on yearly marketing calendar twice per year
Attend marketing budget review meetings
General
Warranty: Take in warranty claims on workmanship. Determine validity of claims.

Assign and schedule warranty work as necessary
Compensation
Year 1: $70,000 base salary + 2.5% gross commission. Year 1 quota is 3M.
