Job Description

We are seeking an experienced Project Manager to lead the construction of luxury custom homes for a premier residential builder in the Santa Rosa area. This role is responsible for managing projects from preconstruction through homeowner turnover while ensuring exceptional craftsmanship, budget performance, schedule adherence, and an outstanding client experience.

The ideal candidate has extensive experience delivering high-end custom homes and is skilled at coordinating homeowners, architects, interior designers, consultants, subcontractors, and field teams throughout every phase of construction. This position requires strong leadership, financial management, and communication skills, with experience overseeing luxury residences valued between $5M and $25M highly preferred.

Responsibilities

  • Manage luxury custom residential construction projects from preconstruction through final completion and homeowner turnover.
  • Develop and maintain project schedules, budgets, procurement plans, contracts, and construction timelines.
  • Coordinate homeowners, architects, interior designers, consultants, subcontractors, vendors, and field teams throughout the project lifecycle.
  • Review architectural drawings, specifications, contracts, and construction documents to ensure successful project execution.
  • Manage RFIs, submittals, change orders, meeting coordination, and project documentation.
  • Monitor project financial performance, including budgeting, forecasting, billing, cost control, and profitability.
  • Oversee procurement of custom materials, specialty finishes, fixtures, and long-lead items.
  • Conduct regular site visits to monitor quality, safety, construction progress, and schedule compliance.
  • Proactively identify and resolve design, scheduling, procurement, and construction challenges.
  • Maintain consistent communication with homeowners regarding budgets, schedules, selections, milestones, and project updates.
  • Coordinate inspections, punch-list completion, project closeout, and final homeowner handoff.
  • Foster strong working relationships with clients, design professionals, trade partners, and internal teams.
  • Proven experience managing luxury custom residential construction projects is required.
  • Strong knowledge of custom home construction methods, sequencing, building systems, and premium finishes.
  • Demonstrated success managing projects from preconstruction through final completion.
  • Experience overseeing luxury custom homes valued between $5M and $25M is highly preferred.
  • Experience managing multi-year residential construction projects.
  • Strong understanding of project scheduling, budgeting, procurement, forecasting, subcontractor management, and cost control.
  • Ability to read and interpret architectural drawings, specifications, contracts, and construction documents.
  • Experience managing RFIs, submittals, change orders, and homeowner communications.
  • Proven ability to coordinate architects, interior designers, consultants, subcontractors, vendors, and field personnel.
  • Excellent leadership, organizational, communication, negotiation, and problem-solving skills.
  • Client-focused mindset with the professionalism to build lasting relationships with homeowners and design professionals.
  • Ability to travel regularly to project sites throughout the Santa Rosa area.
  • Experience managing commercial construction projects alone is not sufficient for this role.
  • $120,000–$170,000 annual salary, based on experience.
