Job Description

We are seeking a Senior Commercial Project Manager with proven General Contractor experience to lead ground-up and tenant improvement (TI) projects across the Los Angeles market.

This role requires full ownership of projects from preconstruction through closeout, including budgeting, scheduling, subcontractor management, and client coordination. You’ll play a critical role in delivering high-quality commercial projects while driving schedule, cost, and performance.

Responsibilities

  • Lead commercial construction projects from preconstruction through completion
  • Develop and manage project schedules, budgets, and cost forecasts
  • Oversee subcontractor bidding, scope leveling, and buyout
  • Manage contracts, RFIs, submittals, and change orders
  • Partner with Superintendents to ensure alignment between field execution and project plan
  • Coordinate with clients, architects, engineers, and consultants
  • Ensure compliance with Los Angeles building codes, permitting, and safety requirements
  • Identify project risks and drive proactive solutions
  • Lead OAC meetings and maintain strong client communication
  • Manage project closeout, punch lists, and final turnover
  • 5–10+ years of experience with a General Contractor
  • Proven track record managing commercial ground-up and/or TI projects
  • Strong knowledge of construction scheduling, cost control, and subcontractor management
  • Ability to read and interpret plans and specifications
  • Experience managing multiple projects simultaneously
  • Familiarity with Los Angeles permitting processes preferred
  • Proficiency in Procore, Bluebeam, MS Project, or similar
  • Strong leadership and communication skills
