Job Description

We are hiring a Commercial Project Manager with General Contractor experience to manage ground-up and tenant improvement (TI) construction projects across Los Angeles.

This role requires full ownership of projects from preconstruction through closeout, including budgeting, scheduling, subcontractor management, and client coordination. The ideal candidate has a strong background in commercial construction and can independently drive projects to successful completion.

Key Responsibilities

  • Manage commercial construction projects from preconstruction through completion
  • Develop and maintain project schedules, budgets, and cost forecasts
  • Lead subcontractor bidding, scope review, and buyout process
  • Oversee RFIs, submittals, change orders, and project documentation
  • Coordinate with superintendents, subcontractors, architects, engineers, and clients
  • Ensure compliance with Los Angeles building codes, permits, and safety regulations
  • Monitor project costs and proactively mitigate risks and delays
  • Lead client meetings (OAC) and provide consistent project updates
  • Manage project closeout, punch lists, and final turnover
  • 5+ years of experience as a Project Manager with a General Contractor
  • Proven experience managing commercial construction projects (ground-up and/or TI)
  • Strong knowledge of construction scheduling, budgeting, and cost control
  • Ability to read and interpret construction drawings and specifications
  • Experience managing multiple projects simultaneously
  • Familiarity with Los Angeles permitting and inspection processes preferred
  • Proficiency in Procore, Bluebeam, MS Project, or similar tools
  • Strong leadership, communication, and organizational skills
