Here at Retirement Villages Group (RVG), we're creating places where people can enjoy later life with independence, security and a strong sense of community. We're looking for an experienced and proactive Facilities Manager to join Botanical Place, our newly opened retirement village in West Byfleet, and play a key role in establishing exceptional standards across the estate.
This is a unique opportunity to make your mark on a brand-new village. As part of the Village Management Team, you'll be responsible for ensuring our buildings, grounds, communal facilities and support services are maintained to the highest standards, creating an environment where residents feel safe, proud and at home.
You will lead the facilities, housekeeping and grounds functions, manage contractors and compliance programmes, and help shape operational processes as Botanical Place continues to grow and develop.
What You'll Be Doing
Leading the Estate
- Oversee the day-to-day management of the village's buildings, infrastructure, communal facilities and landscaped grounds.
- Develop and maintain preventative maintenance programmes to ensure assets remain safe, compliant and well-presented.
- Manage service contracts and external suppliers, ensuring consistently high standards and value for money.
- Oversee housekeeping and laundry services, ensuring excellent presentation across all communal areas.
Supporting Residents
- Build positive relationships with residents and become a trusted point of contact for facilities and estate-related matters.
- Support new residents as they settle into village life and understand available services.
- Work collaboratively with resident groups and committees, responding to feedback and identifying opportunities for improvement.
- Help create an environment where residents can enjoy an outstanding quality of life.
Compliance & Safety
- Take ownership of health and safety compliance across the village.
- Ensure compliance with fire safety, legionella management, water hygiene and building safety requirements.
- Complete risk assessments, audits and inspections, implementing corrective actions where required.
- Promote a proactive safety culture amongst colleagues, contractors and residents.
Managing People & Performance
- Recruit, train and develop a team of Estates Operatives.
- Manage contractor performance and ensure service partners meet agreed standards.
- Lead team meetings, performance reviews and training activities.
- Foster a positive, collaborative and customer-focused team culture.
Financial & Operational Management
- Support annual budgets and manage expenditure across facilities and estates services.
- Monitor contractor costs and procurement activity.
- Maintain accurate compliance, maintenance and performance records.
- Support the preparation of apartments for resale and rental, helping maximise occupancy and resident satisfaction.
About You
We're looking for a professional who combines strong technical knowledge with excellent customer service and leadership skills.
Essential
- Facilities Management qualification (Level 2 or above) or equivalent experience.
- At least three years' experience managing facilities, estates or property operations.
- IOSH Managing Safely qualification.
- Legionella awareness and water safety knowledge.
- Experience managing contractors, maintenance programmes and service budgets.
- Sound understanding of health and safety legislation and compliance requirements.
- Strong IT skills, including Microsoft Office 365 and facilities management systems.
- Excellent communication and relationship-building skills.
- A practical, hands-on approach and a passion for delivering outstanding service.
Desirable
- NEBOSH qualification.
- Fire Safety qualification.
- Experience within retirement living, residential property, hospitality, healthcare or mixed-use developments.
- Technical knowledge of building services, electrical systems or plumbing.
