Job Description

Modern Construction Services is growing fast, and we are investing in business development to keep it going. We are a certified WBENC women-owned commercial construction and facilities maintenance company, headquartered in Charlotte and serving clients nationwide. We need a Business Development Manager who can open new facilities maintenance accounts from scratch, build the marketing that carries both of our divisions into the market, and turn new relationships into signed, multi-year service agreements.

What You Will Do

•    Open new commercial facilities maintenance accounts. Build a qualified pipeline from your own outreach, referrals, and market activity rather than waiting on inbound leads. This is about eighty percent of the job.

•    Grow a set of existing accounts we hand you, expanding into new sites and services as their needs grow. That is the other twenty percent, and it shortens your ramp to earning.

•    Build the marketing that carries the sell: capability decks, one-pagers, case studies, and proposal collateral, plus the campaigns, trade show presence, and outreach that fill the top of your funnel.

•    Develop a go-to-market strategy that brings Construction and Facilities Maintenance together, so a client who knows us for one understands what we can do with the other.

•    Own the full sales cycle, from discovery and site assessments through RFP and RFQ responses, proposals, negotiation, and a clean handoff to operations.

•    Partner with estimating and operations early so every scope you sell can actually be delivered on time, on budget, and profitably.

•    Keep the CRM honest and forecast a number leadership can plan against.

What We Are Looking For

  • This is mostly a build-it seat. About eighty percent of your time is opening new accounts, and some of that pipeline does not exist yet, so you are expected to go create it. The other twenty percent is growing accounts we hand you, which shortens your ramp to earning.
  • Success is measured in new contract revenue and signed agreements, not in meetings booked or hours logged. The scoreboard is real and it is visible.
  • You will be on the road. Expect nationwide travel to client sites, walkthroughs, and industry events.
  • You work cross-functionally every week. Estimating, operations, and account management are your partners, and the best deals get built together, not thrown over the wall.
  • Marketing is part of the job, not a separate department you hand things to. Expect to build the materials you sell with and help shape how both divisions are positioned.
  • Early wins take time. New markets and new relationships have a ramp, and we plan for it, but we also expect steady progress toward quota.

Who You Are

•    You are a hunter. Opening a cold relationship energizes you more than managing an existing one.

•    You think like a marketer as well as a seller, and you would rather build the material and the message than wait for someone to hand them to you.

•    You read a client's real needs and you know the difference between revenue and profitable revenue.

•    You work your pipeline on purpose and can forecast a number you will actually hit.

•    Facility and property managers trust you, because you understand their world and you do what you said you would do.

•    You want the scoreboard. Success here is new contract revenue and signed agreements, not meetings booked.

This Role Is Probably Not The Right Fit If

•    You want a warm, existing book to manage. Most of this seat, about eighty percent, is creating new business.

•    You want to sell from a finished marketing kit. Some of the collateral and the cross-division story are still to be built, and you will be building them.

•    You do your best work at a desk and would rather not travel. This role is out in the market and on client sites.

•    You are uncomfortable being measured on revenue and margin against a quota.

•    You lose patience with a longer, relationship-driven sales cycle.

  • Five or more years of B2B sales or business development, with a track record of opening new accounts and hitting quota. This is not an entry-level or purely account-management seat. (Set the exact years to match your bar.)
  • Ideally, direct industry sales experience, selling facilities maintenance, construction, or a closely related B2B service, with comfort selling multi-year service contracts.
  • Existing relationships with commercial facility managers, property managers, or procurement, or a demonstrated ability to build them quickly.
  • Experience running the full sales cycle, including RFP and RFQ responses, site assessments, proposals, and negotiation.
  • Experience developing and using marketing materials that support a sale: capability decks, case studies, one-pagers, proposal collateral, and campaign or outreach content.
  • Experience building a marketing or go-to-market strategy, ideally one that brought more than one service line or business segment together under a single story.
  • CRM proficiency and the discipline to keep a pipeline accurate and forecastable.
  • Valid driver's license and a clean driving record, with willingness to travel regularly for client meetings and industry events.
