Job Description

The Work

A community college district is rebuilding its campuses with bond funding. As Construction Project Manager, you manage several campus construction projects at once, each valued between $5 million and $100 million, and you are the owner's representative in the field on each one.

You confirm that construction matches the drawings and meets the requirements of DSA, the Division of the State Architect, the state office that approves public school and college construction. You report to the College Project Director and the program office on status, schedule, cost, budget, staffing, delays, disputes, changes, and compliance with the District's written procedures, and you keep the project risk register and its mitigation plans current.

You work with the college and the design team on construction phasing and swing space plans, meaning where students and staff relocate while their building is under construction, and you track the work against those plans. You resolve complex construction issues with the design team, contractors, inspectors, and DSA within the approved budget, and you lead closeout through sign-off by DSA, the District, and the program office, coordinating furniture, equipment, surplus, and the move with the college's relocation project manager. You also support the college project team through planning, programming, and design.

What You Will Own

- Several campus construction projects at the same time, $5 million to $100 million each

- Field verification that construction matches the drawings and meets DSA requirements

- Status reports to the College Project Director and the program office on schedule, cost, budget, staffing, delays, disputes, and changes

- The project risk register, with mitigation plans kept current

- Construction phasing and swing space plans, developed with the college and the design team and tracked

- Resolution of complex construction issues with the design team, contractors, inspectors, and DSA

- Closeout, including sign-off by DSA, the District, and the program office

- Coordination with the college's relocation project manager on furniture, equipment, surplus, and the move

- Support to the college project team through planning, programming, and design

What You Bring

- 7 years managing more than one construction project at a time (required for this role)

- 2 of those years on school or college design and construction (required for this role)

- A bachelor's degree in architecture, engineering, urban planning, construction management, or a related field. Four additional years of the same experience, 11 years in total, may substitute for the degree

Preferred

- Experience in a large capital improvement program, and familiarity with the California Public Contract Code, the state law that governs how public agencies buy construction

- Formal construction partnering, where the owner, the contractor, and the design team agree up front on how they will work together and resolve disputes

- A current California Certificate of Registration as an Architect, or a Professional Engineer license

- A current Certified Construction Manager (CCM) credential from the Construction Manager Certification Institute

- DSA construction and design processes, or similar

- Experience across planning, design, construction, and closeout

- Alternative delivery methods, such as design-build or lease-leaseback

Benefits: health, dental, and vision at low cost; 401k; three weeks of PTO; and an ESOP (employee stock ownership) at no cost to you, with a 3% Safe Harbor contribution vested on day one.

Why MAAS

MAAS has spent nearly 40 years earning the trust of 50+ educational institutions across California, managing over $10B in projects. That track record means the work here is stable, funded, and consequential. You are not chasing the next contract.

As a MAAS employee, you are also an owner. The company is 100% employee-owned through an ESOP, a retirement benefit provided at no cost to you, on top of your salary. MAAS is a profitable, well-run organization and our share price has more than doubled since the plan's inception, with continued growth year over year. Your ownership stake builds the longer you stay, and ESOP participants nationally tend to accumulate 2.5x more in retirement savings than employees at non-ESOP companies.

In an industry not known for prioritizing culture, 96% of MAAS employees say it is a great place to work, and 100% say people genuinely care about each other.
