Turnover & Property Readiness

  • Provide make-ready support at properties with elevated vacancy, staffing shortages, or urgent move-in deadlines.
  • Complete turnover repairs, punch-list items, final corrections, and quality-control follow-up.
  • Support inspections, curb appeal, common-area repairs, shop organization, and property-readiness initiatives.
  • Assist with renovation, capital, due-diligence, acquisition, or special-project assignments as directed.

Resident Service & Documentation

  • Provide professional, respectful, and consistent service to residents at every assigned community.
  • Document work performed, status, photos, parts, resident communication, and follow-up needs in the designated maintenance system.
  • Use the correct property, unit, work-order, purchasing, and access procedures at each assignment.
  • Leave work areas clean and protect resident and company property.

Safety, Tools & Travel

  • Follow OSHA, EPA, Fair Housing, company safety, fleet, and environmental requirements.
  • Maintain assigned tools, equipment, materials, and company vehicle in safe and organized condition.
  • Use required personal protective equipment and report unsafe conditions immediately.
  • Maintain flexibility for changing assignments, travel, on-call duties, and emergency response as business needs require.
