Job Description

Description

About Roundhouse

Roundhouse is a vertically integrated multifamily housing platform headquartered in Boise, Idaho. We invest in, develop, build, and operate multifamily communities across the Western US, with over $2 billion in assets under management and 11,000 units under our care - including approximately 3,500 units we manage on behalf of third-party owners. Our platform spans investment management, property operations, and an in-house construction company, allowing us to control quality and outcomes across the full lifecycle of our communities.

We are a growing, entrepreneurial organization with the discipline and reporting standards expected by institutional capital partners.

Position Summary

The Vice President of Accounting & Finance is Roundhouse's senior-most accounting executive, responsible for the integrity, timeliness, and strategic value of all accounting and financial reporting across the platform. Reporting to the COO and working in close partnership with the Chief Investment Officer, the VP will own property accounting, construction accounting, corporate accounting, fund accounting, treasury, tax, and external audit relationships.

This is both a leadership role and a building role. The VP will inherit a capable foundational team and will be expected to assess, restructure where needed, and significantly expand the accounting function to match the scale and sophistication of the platform. Success in this seat means a fast and reliable monthly close, audit-ready financials at every entity level, investor reporting our LPs trust, and a team that operates with clear accountability and professional development pathways.

Key Responsibilities

Property Accounting
Oversee the property accounting function covering all 11,000 units, including approximately 7,500 owned units and 3,500 third-party fee-managed units
Ensure accurate and timely monthly, quarterly, and annual close at the property and portfolio level
Own the production of owner reporting packages for both internal stakeholders and third-party clients, including financial statements, variance analysis, and operating commentary
Maintain compliance with trust accounting requirements and applicable state regulations for fee-managed properties
Partner with property operations on budgeting, reforecasting, and operating expense management
Oversee property-level audits, lender reporting, and tax return support
Optimize the use of property accounting systems (Yardi or comparable platforms), including chart of accounts integrity, automation, and process standardization
Construction Accounting
Lead the construction accounting function supporting Roundhouse's in-house construction company and active development pipeline
Oversee job cost accounting, including budgets, commitments, change orders, and cost-to-complete analysis
Manage draw processes, AIA pay applications, lender draw packages, and lien waiver tracking
Ensure accurate retainage accounting, subcontractor compliance, and 1099 reporting
Produce standalone financial statements for the construction entity and ensure clean elimination and consolidation into platform reporting
Partner with development and construction leadership on project-level financial controls and reporting cadence
Corporate Accounting
Own consolidated GAAP financial reporting across the Roundhouse platform, including all operating entities, the construction company, and corporate holding companies
Lead month-end and year-end close processes, including journal entries, reconciliations, intercompany eliminations, and accruals
Establish and maintain internal control frameworks appropriate for an institutionally-backed platform, including segregation of duties, approval matrices, and documented policies
Manage relationships with external auditors and tax advisors; serve as primary point of contact for annual financial statement audits
Oversee corporate tax compliance in partnership with external tax advisors, including federal and state filings, K-1s, and tax planning support
Lead technical accounting research and documentation for complex transactions (acquisitions, dispositions, refinancings, joint ventures, lease accounting, impairments)
Drive continuous improvement in close timelines, systems integration, and reporting quality
Fund & Investment Accounting
Oversee fund-level accounting for Roundhouse's investment vehicles, joint ventures, and GP entities
Ensure accurate accounting for capital activity, including capital calls, contributions, distributions, and recallable capital
Own waterfall and promote calculations, ensuring alignment with governing documents and accuracy of GP/LP economics
Produce quarterly and annual investor reporting packages in partnership with the Chief Investment Officer and Investor Relations
Coordinate fund audits and tax filings, including LP K-1 production and delivery
Monitor compliance with fund agreement provisions, including investment restrictions, fee calculations, and reporting obligations
Support the CIO on new fund formation, including accounting structure, systems setup, and operational readiness
Treasury, AP, and Shared Services
Oversee treasury operations, including cash management, banking relationships, lender compliance, and investor distributions
Manage accounts payable, payroll, and 1099 functions across the platform
Ensure appropriate liquidity planning, debt service oversight, and reserve management
Strategic Finance & Valuation
Administer the platform's valuation process, including ownership of the valuation policy, quarterly mark support documentation, and coordination with the Chief Investment Officer, external auditors, and any third-party valuation agents
Own corporate FP&A, including the platform-level operating budget, forecasting, and liquidity modeling across operating entities, the construction company, and corporate holding companies
Own the corporate insurance program (E&O, key person, fidelity/crime, cyber, and related coverages) in partnership with brokers, including annual coverage adequacy review
Support the Chief Investment Officer on capital markets activity, including refinancings, lender negotiations, hedging execution, and covenant compliance
Serve as the finance-function lead in operational due diligence reviews conducted by institutional investors and their consultants, and as a primary finance contact for LPs and lenders
Leadership & Team Development
Assess current accounting talent, identify gaps, and build a staffing plan that scales with the platform; expected near-term hires include additional fund and construction accounting talent, and AP leadership
Provide direct mentorship and career development for leaders on the team and structured development pathways for staff
Establish a culture of ownership, accuracy, and professional excellence
Partner with HR on hiring, performance management, and compensation planning for the function
Represent the accounting function in executive leadership discussions, board meetings, and investor interactions as needed

Track record of building or significantly improving accounting processes, controls, and systems
Strongly Preferred
Big 4 or top regional public accounting foundation, with subsequent industry experience at a real estate operator, developer, or sponsor
Direct experience with construction or development accounting, including job cost systems, draw mechanics, and lender compliance
Experience supporting institutional LPs, including reporting standards expected by pension funds, endowments, insurance companies, or fund-of-funds
Experience with platform growth from $1B to $5B+ in AUM
Experience administering fair value (ASC 820) processes and supporting valuation review in institutional operational due diligence

Key Attributes

We are looking for a leader who is as much a builder as a manager. The ideal candidate will bring:

Technical depth without arrogance. A genuine command of real estate GAAP, fund accounting, and construction accounting - paired with the humility to ask questions, learn the business, and listen to the team before making changes.

A builder's mindset. Comfortable inheriting a function that needs investment, with the judgment to know what to fix first, what to leave alone, and what to rebuild from the ground up.

Operational discipline. A track record of running a fast, clean close and producing financials leaders actually trust. The instinct to systematize and document rather than rely on heroics.

Player-coach orientation. Senior enough to set strategy and represent the function externally, but willing to roll up sleeves on a complex consolidation, a tricky waterfall, or a thorny technical accounting question when the moment calls for it.

People leadership. A genuine ability to develop talent, create career pathways, and build a team people want to join and stay on. Direct, candid, and supportive in equal measure.

Communication clarity. Able to translate accounting complexity into clear narratives for the CEO, CIO, board, lenders, and investors. Writes well, presents well, and listens better.

Institutional polish with entrepreneurial fit. Comfortable in rooms with sophisticated capital partners and auditors, while thriving in a growing, hands-on platform that values pace and ownership over bureaucracy.

High personal integrity. This role sits at the center of how Roundhouse reports to its investors, lenders, and clients. We expect uncompromising honesty, sound judgment, and the courage to raise hard issues early.

Reports to: Chief Operating Officer, working in close partnership with the Chief Investment Officer
