Client is looking for a driven, relationship-focused Commercial Sales Associate to help expand our commercial painting business throughout Downingtown, PA and the surrounding areas.
This is an opportunity for someone who enjoys being out in the market, meeting people, opening doors, building relationships, and turning new connections into long-term business. As a Commercial Sales Associate, you will develop new commercial accounts, strengthen relationships with existing customers, identify upcoming painting projects, and guide opportunities through the sales process from the first conversation through proposal and close.

Key Responsibilities
- Proactively develop new commercial painting opportunities throughout the Downingtown market through prospecting, cold calling, networking, referrals, email outreach, and field visits.
- Build and maintain relationships with property managers, facility managers, building owners, general contractors, commercial real estate professionals, HOAs, business owners, and other key decision makers.
- Develop and maintain a strong pipeline of qualified commercial opportunities, including new business, repeat work, referrals, and recurring maintenance opportunities.
- Conduct customer meetings, property walkthroughs, and site visits to understand project scope, customer needs, access requirements, scheduling considerations, and potential production challenges.
- Gather complete and accurate project information for estimating scope development, pricing, and proposal preparation.
- Work closely with Estimating, Operations, and Production to develop accurate scopes of work, pricing, and customer proposals.
- Present proposals, address customer questions or objections, negotiate scope and pricing, and close new business while protecting company profitability.
- Consistently follow up with prospects and customers to move opportunities through the sales process.
- Maintain accurate customer, opportunity, proposal, and sales activity information within the company CRM.
- Provide Operations and Production with a complete and accurate handoff of sold projects, including any access restrictions, scheduling limitations, special requirements, or customer expectations that could impact production.
- Maintain awareness of commercial crew availability and pursue opportunities that support company production and scheduling needs.
- Maintain customer relationships after the sale to support repeat business, referrals, and future opportunities.
- Participate in networking events, industry organizations, property management associations, and other business-development activities as appropriate.
- Meet or exceed established monthly and annual goals for sales, revenue, gross profit, pipeline development, and new business.
- 2+ years of B2B sales, outside sales, business development, or account management experience preferred.
- Proven ability to prospect, develop relationships, overcome objections, negotiate, and close new business.
- Self-motivated, competitive, persistent, and comfortable building a pipeline through outbound sales activity rather than relying solely on inbound leads.
- Strong communication, presentation, relationship-building, and customer-service skills.
- Excellent organization, follow-up, and time-management skills, with the ability to manage multiple prospects, proposals, projects, and deadlines at once.
- Strong attention to detail when preparing estimates, proposals, scopes of work, and customer documentation.
- Experience selling commercial, construction, facility, property, or trade services is highly desirable.
- Experience in commercial painting, construction, property management, facilities management, restoration, or a related industry is preferred.
- Ability to understand basic construction terminology, project specifications, scopes of work, and bid documents.
- Familiarity with commercial painting surfaces, preparation methods, and coatings is preferred.
- Comfortable using CRM systems, email, spreadsheets, estimating software, and other business technology.
- Able to work independently while collaborating closely with Sales, Operations, Estimating, and Production.
- Must be able to regularly service the Downingtown, PA market and spend significant time in the field visiting customers and project sites.
- Valid driver's license and acceptable driving record required.
