JOB SUMMARY:

Hiring Partner: AcquisitionReps.com / Let's Grow COO

Employer: Property Sellwise Greater Kansas City

Role: Home Buying Specialist (no real estate or sales experience needed)

Location: Greater Kansas City area - hybrid/remote + local seller appointments and property walkthroughs

Employment Type: Full-time W-2

Compensation: $4,000 monthly draw against future commissions + tiered commission structure

Benefits: Health/Dental/Vision insurance + Health Savings Account available after the first 90 days. Mileage reimbursement available when using your personal vehicle for company purposes.

Commission Structure: 10% on the first $100K in gross profit generated per month. As long as all performance metrics are hit, then you can unlock "accelerator bonus levels" of 15% on the next $100K, and 20% on anything over $200K.

On Target Earnings: $90,000-$120,000 first year, $150,000-$200,000+ second year

Schedule: Flexible, with availability seven days a week to respond promptly when motivated seller opportunities come in

ABOUT THE COMPANY:

Property Sellwise Greater Kansas City is a locally owned real estate investment company serving homeowners throughout the Kansas City market.

Staci and Jesse McSpadden are experienced entrepreneurs that have lived in the Kansas City Northland area their entire lives, and are actively involved in the local community. They are building the Kansas City branch of Property Sellwise, which has a corporate office in Utah and locations across the U.S. 

The local KC office is still young, but they are finding rapid success. Now they are looking for the right Home Buying Specialist to help grow it.

The company invests a substantial amount each month in marketing and sales support, generating seller opportunities through Meta ads, Google PPC, SEO, pay-per-lead motivated seller sources, agent outreach, and referrals. This is not a seat where you're expected to create every opportunity from scratch. You are expected to respond to opportunities quickly, work them well, and turn the right ones into profitable signed agreements.

WHY THIS ROLE EXISTS:

When a motivated homeowner reaches out, speed matters. But being first isn't enough.

The person who wins the deal has to connect with the seller, understand what's really driving the situation, ask good questions, evaluate the opportunity, navigate difficult conversations, overcome objections, negotiate confidently, and help the homeowner make a decision without coming across as pushy or overly salesy.

Property Sellwise KC is looking for someone who genuinely likes people, reads situations well, and is comfortable helping someone move from uncertainty to a decision.

The right person can be empathetic without becoming passive, direct without becoming aggressive, and persistent without becoming pushy. You should have the urgency to respond to a new lead within minutes, the discipline to repeatedly follow up when the first conversation doesn't close, and the confidence to ask for a clear commitment when the opportunity makes sense.

Real estate experience is not necessary. Traditional sales experience isn't mandatory either. Staci and Jesse are more interested in whether your career has trained you to build trust quickly, uncover hidden information, manage emotion, solve problems under pressure, influence decisions, follow a process, and own outcomes.

WHAT MAKES THIS OPPORTUNITY DIFFERENT:

1. You're getting in on the ground floor while the Kansas City branch is being built.  

This isn't a mature office where you'll disappear into a 20-person acquisitions department. Staci and Jesse are growing the KC operation now, which means the right person has an opportunity to make a meaningful impact on what it becomes.

2. You'll have multiple sources of motivated seller opportunities to work. 

Property Sellwise KC is investing in Meta, Google PPC, SEO, pay-per-lead sources, agent outreach, and referrals to create opportunities for the acquisitions function. Your job is to work those opportunities with urgency and discipline.

3. Your background matters less than the behaviors you've built.

If you've spent your career walking into difficult situations, earning trust fast, asking probing questions, staying composed, resolving conflict, and influencing people without formal authority, you may already have the foundation for this role. Property Sellwise can teach the real estate and the process. The harder-to-teach part is how you operate with people.

4. You'll have autonomy - but not an absence of accountability and support.

Staci and Jesse describe their environment as flexible but accountable. You'll have room to work independently, but results, lead response, follow-up, CRM discipline, and execution matter. They want someone who takes extreme ownership without needing constant direction.

WHAT YOU'LL OWN:

1. Turn Motivated Seller Leads Into Signed Purchase Agreements.

When a seller opportunity comes in, you own it. Respond quickly, establish trust, understand the homeowner's situation, ask direct questions, overcome objections, negotiate effectively, make offers, and confidently ask for the business when Property Sellwise is the right solution.

2. Evaluate Opportunities and Negotiate Profitable Deals. 

Learn Property Sellwise's process for analyzing properties and structuring offers. Conduct property walkthroughs when needed, evaluate the financial opportunity, negotiate within defined parameters, and secure agreements that can become profitable closed deals.

3. Own Every Lead Until There Is a Clear Outcome. 

A lead doesn't disappear because they didn't sign on the first call. Maintain consistent follow-up, keep accurate records in GoHighLevel, move opportunities through the pipeline, and stay engaged until there is a clear yes, a no, or a defined future next step. Most deals don’t happen until you’ve interacted with the homeowner at least 15 times, so disciplined follow-up is crucial.

4. Produce a Consistent Pipeline of Closable Deals.

The target for this seat is approximately five closed deals per month at an average of $20,000 gross profit per deal - or roughly $100,000 in monthly closed profit. Your job isn't simply to stay busy. It's to produce signed contracts that turn into profitable closed transactions.

WHAT SUCCESS LOOKS LIKE:

Days 1-30: Learn the System and Start Producing.

Complete onboarding and the Property Sellwise franchise’s sales training. Learn the acquisitions process and begin conducting seller calls, analyzing properties, making offers, and securing purchase agreements. Develop the habit immediately of responding to new leads within approximately five minutes and maintaining disciplined follow-up.

Days 31-60: Own Seller Conversations and Build the Pipeline. 

Independently manage seller conversations and negotiations. Consistently conduct sales calls, make offers, secure signed purchase agreements, and build a pipeline of deals moving toward closing. Demonstrate reliable lead response, seller follow-up, CRM management, and adherence to the Property Sellwise acquisitions process.

Days 61-90: Carry the Seat Independently. 

Independently manage the full acquisitions process and secure enough signed contracts to support a target of approximately five closed deals per month, averaging approximately $20,000 per deal and reaching approximately $100,000 in monthly closed profit.

SCHEDULE AND WORK ENVIRONMENT:

This is a full-time W-2 sales role with a hybrid structure: work from home when you’re not in the field on seller appointments and property walkthroughs throughout the Greater Kansas City market.

The schedule is flexible, but the opportunity dictates the rhythm. You need to be available across all seven days so motivated seller leads receive an immediate response rather than waiting until the next traditional business day.

Property Sellwise KC provides GoHighLevel as its CRM, along with the sales systems, marketing support, and training needed to learn the company's acquisitions process.

YOU'LL BE A STRONG FIT IF YOU:

  • Have repeatedly worked in situations where you had to earn trust quickly with people who were stressed, skeptical, emotional, or unsure what to do next.
  • Know how to ask layered, direct questions, listen for what is not being said, and uncover the real motivation behind a situation.

Strong non-sales backgrounds can translate well here: law enforcement; military NCOs; claims or SIU investigations; recruiting; legal/mediation; firefighting/EMS; social work/case management; probation/parole; dispatch; hospitality; property management; construction/restoration; funeral service; financial counseling/collections; journalism; and teaching/coaching. 

The common thread is repeated experience earning trust, uncovering the real issue, managing emotion, and moving people toward action. If your title isn't listed but that describes your work, apply anyway. A high school diploma or GED is required. Real estate and sales experience is not.

YOU WILL NOT THRIVE HERE IF YOU:

  • Need formal authority, status, or a rulebook to get people to cooperate. This role requires influence, not command.
  • Are a strong listener but avoid asking direct questions, challenging assumptions, negotiating, or asking someone to make a decision.
  • Mistake empathy for passivity and back away the moment a homeowner becomes uncomfortable, skeptical, or emotional.
  • Love investigating or analyzing but struggle to move from information-gathering to a clear recommendation and next step.
  • Let motivated seller leads sit or treat response time casually.
  • Follow up once or twice and decide the opportunity is dead. Many deals require 15+ interactions before a seller is ready to sign a contract.
  • Need someone constantly telling you what to do next or struggle to manage your own time.
  • Are sloppy about CRM notes, pipeline management, documentation, or commitments.
  • Resist scripts, role-play, coaching, or a proven process because your way has always worked.
  • Hide mistakes, delay bad news, make excuses, or blame the seller, lead source, market, or team.
  • Want predictable pay without being measured by results, or lack the competitive drive and personal accountability required in a commission-driven role.

  • $4,000 monthly draw against future commissions

Qualified candidates should expect a structured process that may include:

  • Multiple behavioral and cognitive assessments, such as Predictive Index, Working Genius, MSCEIT 2 Emotional Intelligence Assessment, etc.

The process is intentionally thorough because Staci and Jesse are open to unconventional backgrounds, but they need proof the skills translate to a disciplined sales role. 

You do not need a traditional sales resume; but you do need to demonstrate the behaviors this role requires. Completing the process does not guarantee placement.

HOW TO APPLY:

You don't need to have sold real estate or come from a traditional sales background. You do need to be someone who can walk into a difficult situation, earn trust fast, ask the question other people avoid, uncover what's really driving the problem, stay composed when emotion rises, and help someone move toward a decision. 

Maybe you learned that in law enforcement, the military, claims, recruiting, emergency response, investigations, property management, hospitality, project management, coaching, or somewhere else.
