Position Summary
Triple Crown Senior Living (TCSL) is a growing senior living owner-operator seeking a Senior Associate to support acquisitions, asset management, and portfolio optimization initiatives.
The Senior Associate serves as the analytical engine behind that growth. This role owns underwriting and valuation for new opportunities, drives portfolio-level asset management analytics, and serves as a direct thought partner to the Chief Investment Officer. The analysis produced in this role supports decisions made by the CIO, ownership, the investment committee, lenders, and capital partners.
Essential Functions and Primary Responsibilities
· Reflect and support TCSL's CROWN Values and Core Focus in all interactions and business decisions.
· Lead underwriting and financial analysis for acquisition, development, disposition, and recapitalization opportunities from initial screening through closing.
· Own, build, and continuously improve TCSL's underwriting, valuation, forecasting, and portfolio models, serving as the model of record for the platform.
· Lead market research and competitive analysis using operational, demographic, financial, and industry data to form and defend a market view.
· Prepare periodic reviews benchmarking asset performance against initial projections and market changes.
· Own portfolio-level performance analytics, including census and rate trends, revenue management, labor and agency spend, controllable expenses, net operating income, and key performance indicator reporting.
· Author investment committee memoranda, executive presentations, and lender and capital partner materials, and present and defend the underlying assumptions.
· Support transaction execution, including due diligence workstreams, third-party report coordination, financial and operational review, data room management, and closing deliverables.
· Design and maintain asset management reporting tools and dashboards that make portfolio performance and strategic initiatives measurable.
· Partner with operations, accounting, and leadership to identify trends, diagnose underperformance, and identify value-creation opportunities.
· Leverage technology and analytical tools to improve efficiency, reporting accuracy, and business intelligence across the platform.
· Contribute to annual budgeting and reforecasting alongside operations and accounting leadership.
· Mentor junior analysts and review analytical work product as the team grows.
· Travel to communities and target markets as needed.
· Maintain regular and reliable on-site attendance as scheduled.
· Protect confidential and proprietary information and comply with all TCSL policies, procedures, and applicable legal and regulatory requirements.
· Perform other duties as assigned to support business needs.
Qualifications
The ideal candidate will have four to six years of relevant experience as an analyst or associate in banking, private equity, real estate investments, acquisitions, asset management, or capital markets brokerage and transactions. Direct senior housing or other multi-site, operationally intensive real estate experience is strongly preferred.
· Bachelor's degree in Finance, Accounting, Real Estate, Economics, Business Administration, or a related field.
· Demonstrated ownership of institutional-quality financial models built from a blank page, rather than solely maintaining inherited templates.
· Track record of supporting transactions through closing, with the ability to explain deal size, structure, and personal responsibilities.
· Experience preparing materials for and presenting to investment committees, lenders, equity partners, or ownership groups.
· MBA, CFA, or a related professional designation preferred.

· Sound investment judgment, including the ability to identify material questions and challenge assumptions appropriately.

· Ability to manage multiple active workstreams and competing deadlines without sacrificing accuracy.
