At INVISION, we are passionate about creating meaningful design solutions that inspire people and elevate the environments they experience every day. Our Kansas City office, formerly GastingerWalker&, builds on a longstanding legacy of design excellence, trusted client relationships, and a collaborative studio culture.
We bring together the close-knit culture and entrepreneurial spirit of our Kansas City studio with the resources, project diversity, and professional growth opportunities of a broader design practice. Our team collaborates across offices and disciplines to deliver thoughtful architecture and interior design for clients nationwide.
We are seeking a Construction Manager who can represent our federal clients, coordinate construction activities, and help deliver projects with a commitment to quality, accountability, and clear communication.
Position Overview
As Construction Manager, you will provide owner’s representative services and construction contract administration for federal clients, including GSA, DOE, and DOD. Working with government representatives, contractors, and project teams, you will monitor scope, schedule, budget, and quality from construction inception through closeout. Based in Kansas City, this role requires periodic travel throughout Missouri, Kansas, Iowa, and Nebraska, with occasional travel elsewhere in the United States. Travel typically involves day trips or single overnight stays, with occasional longer stays.
Key Responsibilities
• Coordinate construction management activities with government Contracting Officers, Project Managers, Contracting Officer’s Representatives, and Subject Matter Experts, including claims, risk, and quality management.
• Monitor contractor activities and inspect civil, structural, architectural, and MEP work for conformance with contract documents, codes, quality requirements, and safety standards.
• Track scope, budget, and schedule; review baseline and monthly progress schedules and coordinate with scheduling specialists to identify concerns.
• Lead and document weekly progress meetings and other site meetings; prepare weekly inspection reports and communicate project status and issues.
• Track submittals and RFIs for timely review and approval, review contractor pay applications, and verify that responsible parties obtain and maintain required permits.
• Observe required testing, review results, coordinate startup and inspection schedules, and track deficiencies through correction.
• Identify potential changes to contract price or time; prepare modification scopes and independent Government estimates, analyze proposals, and support change order negotiations.
• Coordinate closeout checklists, correction of defective work, and collection of operations and maintenance manuals, warranties, record drawings, and supporting documents.
Inclusivity at INVISION
We believe diverse perspectives strengthen our work and enrich our culture. We are committed to creating an environment where all employees feel valued, respected, and empowered to contribute their unique talents. We welcome applicants from all backgrounds and experiences.
What We Offer
• A collaborative work environment with office and project site responsibilities.
• Opportunities for professional growth and development.
• Exposure to a diverse range of projects and collaborative design teams.
• Collaborative and supportive team culture.
• Competitive compensation and benefits package.
• The opportunity to contribute to meaningful, design-driven work that positively impacts communities.
Qualifications
• Bachelor’s degree in Architecture, Civil Engineering, Architectural Engineering, Mechanical Engineering, Electrical Engineering, or Construction Management.
• At least 10 years of construction management experience with new construction and renovation projects ranging from $1 million to $10 million.
• U.S. citizenship and ability to obtain security clearances required by the applicable federal agencies and projects.
• Proficiency in Microsoft Office and Microsoft Project; experience with Primavera P6 or comparable scheduling software preferred.
• Experience with electronic project management software, preferably Kahua, and knowledge of commercial office buildings, courthouses, or light industrial facilities.
• Federal construction phase experience preferred, with strong communication, documentation, coordination, and problem-solving skills.
• CCM certification and architectural or professional engineering licensure preferred; OSHA 30-hour safety certificate or ability to obtain promptly.
• Ability to meet the travel requirements described above and manage multiple project priorities.
