POSITION OVERVIEW

We are seeking a Graphic Designer (II) to support high-volume, high-impact design needs across a range of marketing efforts within San Antonio. This role builds upon foundational design skills and requires experience producing both print and digital marketing collateral. You will serve as a creative partner to internal clients, delivering high-quality materials that reflect both the Stream brand and client goals. You will apply AI tools across the creative process, from concept exploration to data visualization, to increase speed, quality, and creative range, and share effective practices with the team.

You will report to the Local Strategic Marketing Director

RESPONSIBILITIES

• Design and produce sophisticated marketing collateral including offering memorandums, pitch books, tour books, presentations, signage, and digital content.
• Collaborate with brokers and marketing team members to understand project objectives and elevate the visual strategy of each assignment.
• Manage multiple projects simultaneously with strong prioritization and attention to deadlines.
• Translate complex property and market data into visually clear, engaging deliverables.
• Perform advanced photo retouching, floor plan edits, and occasional illustrative elements as needed.
• Support junior designers and share best practices within the team.
• Partner with local and national marketing teams to maintain consistency with Stream’s brand standards while applying creative flexibility for the market.
• Contribute to visual assets for events, social campaigns, and corporate branding efforts.
• Apply generative AI tools to rapidly explore concepts, mood boards, layout options, and image treatments for pitch books, offering memorandums, and campaigns before refining final designs.
• Use AI-assisted tools to synthesize property and market data into clear charts, maps, infographics, and first-draft content, verifying all figures and facts against source data.
• Use AI-enhanced imaging (e.g., virtual staging, sky replacement, rendering cleanup) where appropriate, following Stream guidelines on disclosure, accuracy, and image rights.
• Build and share reusable AI prompts, workflows, and tips with junior designers to improve consistency and efficiency.

REQUIRED KNOWLEDGE & SKILLS

• Proficiency in Adobe Creative Suite, especially InDesign, Illustrator, and Photoshop.
• Strong attention to detail, especially in layout, typography, and visual hierarchy.
• Ability to work efficiently, take direction, and collaborate in a team environment.
• Experience preparing print-ready files and working with print vendors.
• Strong time management skills and ability to prioritize tasks effectively.
• A customer-service mindset and eagerness to support internal stakeholders.
• Familiarity with marketing automation and project management technology platforms.
• Proficiency with generative AI design and productivity tools (e.g., Adobe Firefly, Photoshop Generative Fill, Midjourney, Microsoft Copilot, ChatGPT/Claude) and the ability to judge when AI improves the work and when it does not.

QUALIFICATIONS

• Bachelor’s degree in Graphic Design, Visual Communications, or related field.
• 3–5 years of professional design experience, preferably in commercial real estate, professional services, or agency environments.
• A portfolio that demonstrates design sophistication, versatility, and strategic thinking.
• Experience working in a fast-paced, client-driven environment.
• Demonstrated use of AI tools to improve design quality or turnaround time; examples in portfolio or interview are a plus.
