POSITION SUMMARY
The Talent Acquisition Specialist – Development & Capital Markets owns full-cycle recruiting for the professional and leadership roles that drive our development pipeline and investment platform. This is a hands-on seat for a recruiter who is energized by hard-to-fill searches and who wants to build genuine expertise in how real estate deals get sourced, underwritten, capitalized, and closed.
Unlike a generalist recruiting role, this position is built around a specific talent market. You will become the internal authority on where development and capital markets talent lives in the Midwest and Southeast — who the competitors are, how they pay, what motivates people to move, and how we win against firms with bigger brand recognition. Success is measured in filled requisitions, quality of hire, and the strength of the pipelines you build before we need them.
AREAS OF RECRUITING RESPONSIBILITY
This role supports hiring across two closely related divisions:
Development
• Site selection, acquisitions, and land development professionals
• Entitlements, permitting, and municipal approvals specialists
• Development managers and project managers, conventional and LIHTC
• Affordable housing and tax credit structuring talent
• Development leadership at the director and vice president level
Capital Markets
• Financial analysts and senior analysts supporting underwriting and deal modeling
• Associates and managers across debt placement, equity raising, and closings
• Asset management professionals responsible for portfolio performance and investor reporting
• Investments and acquisitions professionals evaluating new opportunities
• Capital markets leadership at the director level and above, in partnership with the Talent Acquisition Manager
ESSENTIAL DUTIES & RESPONSIBILITIES
Full-Cycle Recruiting
• Manage 8–12 open requisitions concurrently across both divisions, from intake through offer acceptance and start date
• Conduct structured intake meetings with hiring managers to define role requirements, success profiles, compensation range, interview team, and timeline before opening a search
• Write compelling, accurate, and compliant job postings that reflect the employer brand and the realities of the role
• Screen, assess, and present qualified slates with written candidate summaries that give hiring managers a clear basis for comparison
• Coordinate interview logistics, scheduling, and debriefs; drive the process forward and hold hiring teams accountable to agreed timelines
• Prepare offer recommendations, extend offers under the direction of the Talent Acquisition Manager, and manage the pre-employment process through Day One
Sourcing & Pipeline Development
• Proactively source passive candidates using LinkedIn Recruiter, Boolean search, ATS mining, industry associations, licensure directories, and referral networks
• Build and maintain talent pipelines for recurring and business-critical roles ahead of requisition approval
• Develop market intelligence on competing developers, general contractors, design firms, and management companies — including org structures, compensation benchmarks, and turnover signals
• Represent the company at industry events, university career fairs, and professional association functions
Process, Systems & Reporting
• Maintain complete and accurate records in the applicant tracking system, including disposition coding, stage progression, and source of hire
• Track and report on key metrics including time-to-fill, time-to-offer, pipeline conversion, source effectiveness, and offer acceptance rate
• Identify and escalate process bottlenecks, and contribute to continuous improvement of the talent acquisition operating system
• Ensure recruiting practices comply with applicable federal, state, and local employment law, including EEO and OFCCP-aligned documentation standards
Stakeholder Partnership
• Serve as a trusted advisor to hiring managers on market conditions, realistic timelines, compensation positioning, and candidate expectations
• Deliver candid, well-supported guidance — including pushback — when a search strategy or compensation range is not aligned with the market
• Partner with Human Resources on offer approvals, onboarding handoff, and candidate experience
• Maintain confidentiality and professionalism in all candidate, compensation, and organizational matters
QUALIFICATIONS
Required
• Bachelor’s degree in Human Resources, Business, Finance, Real Estate, or a related field; equivalent recruiting experience will be considered in lieu of a degree
• Six or more years of full-cycle recruiting experience, either in-house or in an agency, staffing, or executive search environment
• An established network within development, commercial real estate, or investment management talent — candidate relationships you can activate rather than build from a cold start
• Demonstrated success filling professional and leadership roles in a competitive, relationship-driven talent market
• Working knowledge of how real estate deals are sourced, underwritten, capitalized, and closed, sufficient to hold a credible conversation with a development or investments professional
• Proficiency with an applicant tracking system and with LinkedIn Recruiter or comparable sourcing platforms
• Strong written communication skills, with the ability to produce clear candidate summaries and hiring manager updates
• Proven ability to manage competing priorities across multiple stakeholders without losing momentum on any single search
• High degree of discretion in handling confidential candidate and compensation information
Preferred
• Recruiting experience within real estate development, commercial real estate, affordable housing, investment management, or commercial banking
• Working familiarity with real estate terminology and functions — entitlements, underwriting, LIHTC, preconstruction, lease-up, and asset management
• Experience recruiting finance-credentialed professionals (CFA, CPA, MAI) or LIHTC and affordable housing specialists
• SHRM-CP, PHR, or a talent acquisition specialty credential
• Experience building sourcing strategies and pipelines in a company without heavy name recognition

COMPENSATION & BONUS STRUCTURE
This position is eligible for base salary plus a placement bonus.
WORK ENVIRONMENT & PHYSICAL REQUIREMENTS
This position operates in a professional office environment and routinely uses standard office equipment. The role requires the ability to remain stationary for extended periods, operate a computer, and communicate clearly by phone, video, and in person. Travel to development sites, industry conferences, and professional association events is required, and is a meaningful part of building market presence, along with occasional evening or weekend availability during peak hiring cycles.
