Construction Manager shall be responsible for planning, coordinating, supervising and monitoring all construction activities of the Industrial Park, ensuring compliance with approved designs, specifications, quality, HSE, programme, cost and contractual requirements, and effectively managing interfaces among all contractors, utility systems and project stakeholders through testing, commissioning and final handover.

  1. Contract Management 
  1. Undertake contract administration and management for all project packages related  contractors,  Vendors, Suppliers on behalf of Client. 
  2. Monitor Program schedules and plans for compliance with the contract and advise on the impact of  any non‐compliance. 
  3. Proactively  supervise  all  aspects  of  project  contracts    including,  but  not  limited  to:  monitoring contract  compliance,  terms  and  conditions,  managing  receipt  and  documentation  of  change requests, ensure that contract related changes / variations are submitted for Clients approval 
  4. Develop a claims management process that includes evaluation of responsibility, impact, and costs and includes a dispute resolution process; 
  5. Perform reviews of the Contractors, Suppliers, to ensure contract compliance and performance.
  1. Construction Management. 
  1. Overall supervision and monitoring of Construction Activities 
  2. Review and approval of the Work Programme submitted by the Contractors. 
  3. Complete administration and management of construction Ensuring quality control of Works. 
  4. Monitor  and  review  of  construction  progress  and  reporting  to  Client  through  monthly  progress  reports. The monthly progress reports shall include but not be limited to, review of submissions by contractors,  technical  memoranda,  details  of  meetings  and  decisions  taken,  detailed  compliance reports  for  each activity, status of clearances, progress schedule,  reason  for any delays along with any recommendations etc. 
  5. Review of design documents, Monitoring site availability,  approvals etc. 
  6. Review of construction Programme 
  7. Determine extensions of time / compensation / relief from penalties 
  8. Review contractor  progress,  identify  risks  to  completion  within  agreed  timelines  and  suggest mitigation measures 
  9. Certify final amounts due under the construction contracts. 
  10. Review as‐built drawings, other technical and design information, and completion records                        
  11. Co‐ordinate  the  Third‐Party  consultants  in  undertaking  defects  inspections  in  connection  with  the completion of defective and/or outstanding items 
  12. Monitor and approve testing and deployment of proof of concepts/ early‐bird projects. 
  13. Overall  responsibility  for  coordination  between  GoAP,  APBDICL  and  Department  of  Chemicals  and Pharmaceuticals including assistance to Client for obtaining permissions required for construction.
  14. Preparation and submission of  reports. The  reports shall include maintaining necessary site records with  data in  support of  the  same, details of  field  tests on materials and  structures, obtaining  necessary  approvals  thereon  and  maintaining  adequate records,  certifications  of  bills  for payments to contractors including recommendation of extension applications, extra items,  variation  statements,  quality  control  checks  for  final  bills  etc  in  the  formats  agreed with APBDICL
  1. Quality Assurance
  1. Establish a quality control plan and development Programme 
  2. Establish the quality assurance and control issues recorded. 
  3. Establish the quality assurance inspection Programme (Review  of  Good  for  Construction  drawings  provided  by  contractors  before  construction  and recommendations on the same. 
  4. Review with  contractors,  the  establishment  and  enforcement  by  the  main  contractors  of  suitable safety,  quality assurance and  industrial  relations  policies  for  the  specific  site and where applicable ensure compliance with industry’s standards, processes and procedures. 
  5. Oversee and  manage  the  independent  3rd party  consultants  used  for  quality  checks  and  value engineering.
  1. Project Commissioning
  1. Oversee the Testing and Commissioning Process.
  2. Oversee the Handover of Assets as per the timelines agreed by the Respective Contractors
  3. Ensure submission of AS – BUILT drawings, in the agreed formats by the respective contractors.
  4. Approval of “As Built” drawings prepared by the Contractor(s), at an appropriate scale, indicating the details of the buildings, structures, and services, duly authenticated, Assistance  in  Handover  of  the  commissioned  assets  to  Client  along  with  the  necessary documentation, and promptly attend  to any defects  / deficiencies noticed in  the completed works within the scope of work of execution, by the above referred agency taking over the commissioned assets, without any demur. 
  5. Oversee issuance of Completion / Taking over /Handover Certificate 
  6. Oversee the preparation of Maintenance Manuals for Services, Utilities and Buildings related to the infrastructure components. 
  7. Develop Framework for  Rectification  of  Defects  during  the  Defects  Liability  Period  and  Final  Inspection at the end of Defects Liability Period.

Carry  out  verification  and  recording  joint  measurements  of  the  Final  Bills  submitted  by  the  Contractor(s)  and  certify  and  recommend  as  per  the  terms  and  conditions  for  release  of  final payments.

15+ Year of Experience . Should be a Graduate in Civil Engineering with experience in Project Management and Construction Supervision for Infrastructure Projects / /Industrial Parks/ SEZ/ Industrial Clusters/ Mixed Use

Master's Degree is preferable. Preference shall be given for those who is readily available to join.
