The Role
An established joinery and construction contractor is looking to appoint an experienced Project Manager to take responsibility for the delivery of a significant residential renovation project within a flatted development.
The successful candidate will have overall responsibility for the project from mobilisation through construction, refurbishment and final handover, ensuring works are completed safely, on programme, within budget and to the required quality standards.
The role requires a hands-on Project Manager who is comfortable coordinating multiple trades, managing subcontractors and suppliers, working closely with the client and professional team, and maintaining control of a complex refurbishment programme.
Key Responsibilities
- Take overall responsibility for the successful delivery of the residential refurbishment project.
- Develop, manage and regularly update the construction programme.
- Coordinate Site Managers, subcontractors, direct labour, specialist trades and suppliers.
- Plan and sequence works across individual flats, communal areas and external/common elements where applicable.
- Manage refurbishment and joinery packages to ensure programme and quality requirements are achieved.
- Liaise closely with the client, architect, consultants and other members of the professional team.
- Chair and attend project progress meetings and provide clear reporting on programme, risks and delivery.
- Review drawings, specifications and construction information prior to and during works.
- Manage RFIs, design queries and changes arising during the refurbishment.
- Identify potential programme delays or construction issues and implement appropriate solutions.
- Coordinate procurement of materials and subcontract packages in line with the project programme.
- Work closely with the commercial team on project costs, variations, valuations and subcontractor performance.
- Ensure appropriate health & safety standards and site procedures are maintained throughout the project.
- Maintain high standards of workmanship, finish and quality control.
- Coordinate inspections, snagging, defect rectification and final handover.
- Manage communication and site logistics carefully where works affect residents, neighbouring properties or shared areas.
- Ensure disruption, access restrictions, deliveries and temporary works are appropriately planned and controlled.
Candidate Requirements
The successful candidate should have:
- Proven experience as a Project Manager within construction or refurbishment.
- Strong experience delivering residential refurbishment, renovation or flatted development projects.
- Experience managing multi-trade refurbishment programmes.
- A strong understanding of joinery, internal finishes and refurbishment sequencing.
- The ability to manage projects from mobilisation through to completion and handover.
- Strong programming, planning and organisational skills.
- Experience managing Site Managers, subcontractors and direct labour.
- Good commercial awareness and understanding of project cost control.
- Strong client-facing and communication skills.
- Ability to read and interpret drawings, specifications and construction programmes.
- A thorough understanding of construction health & safety requirements.
- Strong problem-solving skills, particularly in refurbishment projects where unforeseen conditions can arise.
- SMSTS and relevant construction qualifications.
- Full UK driving licence.
