Position Summary
The Property Maintenance Manager oversees the facility , including property maintenance, facilities, grounds, inventory, modernization, and maintenance personnel. This position ensures CHA properties remain safe, well-maintained, comfortable, and in compliance with HUD requirements and applicable laws.

The Property Maintenance Manager oversees the facility , including property maintenance, facilities, grounds, inventory, modernization, and maintenance personnel. This position ensures CHA properties remain safe, well-maintained, comfortable, and in compliance with HUD requirements and applicable laws.
Key Responsibilities
- Supervise, train, schedule, and evaluate maintenance and grounds personnel.
- Direct routine, preventive, emergency, and vacancy maintenance activities.
- Assign and monitor work orders and ensure timely completion.
- Inspect properties, grounds, and facilities for proper upkeep.
- Oversee HQS inspections and support the modernization program.
- Manage maintenance-related purchasing, vendors, invoices, and inventory.
- Maintain appropriate inventory levels and related records.
- Prepare and provide management reports, budgets, and recommendations.
- Support CHA software and data management systems.
- Monitor compliance with HUD regulations, laws, ordinances, health and safety requirements.
- Advise the Executive Director on maintenance and facility matters.
- Maintain positive relationships with residents, employees, vendors, and the public.
- Perform other related duties as required.
- Knowledge of public housing operations, HUD regulations, maintenance, modernization, and grounds care.
- Strong supervisory, organizational, scheduling, and problem-solving skills.
- Ability to manage personnel, budgets, inventory, data, and reports.
- Ability to interpret and implement policies, regulations, and procedures.
- Ability to train employees and work effectively with the public and community organizations.
- Knowledge of workplace safety and occupational hazards.
- Strong communication and interpersonal skills.
- Ability to travel between offices and residential properties.
- Ability to operate computers, office equipment, maintenance tools, and equipment.
- Ability to perform physical work for extended periods, including working indoors and outdoors in hot or cold conditions.
- Ability to lift and use a variety of tools and equipment.
- High school diploma or GED.
- Extensive progressively responsible experience in administrative management, public administration, or public housing.
- Equivalent education, training, and experience may be considered.
- Previous public housing experience highly desirable.
- Valid Georgia Driver's License, automobile insurance, and clean driving record.
- Must qualify for CHA vehicle, liability, and fidelity insurance.
- Must successfully pass state and nationwide background checks.
- Additional Requirement
- Must have your own reliable truck and a complete set of tools necessary to perform maintenance duties.
