Job description
Make the difference that matters
Downer is proud to partner with Homes Victoria to deliver property maintenance services that support safe, well-maintained social housing and stronger communities across Victoria. Together, we help ensure critical and infrastructure services are at their best when communities need them most.
We have an opportunity for a Vacant & Upgrade Works Manager to join our Homes Victoria team. In this role, you will lead the end-to-end delivery of vacant and upgrade works to support rapid re-letting and contract performance. Your work will contribute directly to safe, timely and high-quality vacant and upgrade works for Homes Victoria and the communities we serve.
What You’ll Do
This role offers a broad scope, with key responsibilities including:
- Manage end-to-end delivery of Vacant Works from job receipt through to hand-back, coordinating multi-trade works, inspections and sequencing to meet timeframes.
- Ensure early inspections and checklist requirements are met and additional works progress through compliant approval pathways with supporting evidence.
- Maintain effective control of property access, security and key management while properties are under contractor possession and coordinate hand-back inspections.
- Coordinate Upgrade Works delivery, ensuring works are planned, scheduled and delivered safely to scope and quality standards.
- Ensure required photos, records, system updates and defect rectification are completed to support compliance and audit readiness.
What You’ll Bring
- Tertiary qualification in Building/Construction, Facilities Management, Property Services, Project Management or a related discipline, or equivalent practical experience. Relevant safety qualifications (e.g. White Card) are required.
- Experience managing or coordinating multi-trade maintenance or refurbishment works in a high-volume environment.
- Experience managing end-to-end vacant property workflows including inspection, scoping, trade sequencing, hand-back and close-out.
- Understanding of contract-based delivery models requiring documented approvals, evidence capture and system-based reporting.
- System literacy using works or job management systems to allocate work, track progress and maintain accurate completion records.
More than anything, you will bring sound judgement, a collaborative approach and a commitment to delivering safe, timely and high-quality vacant and upgrade works for our customer and the communities we serve.
