Job Description

Building Services Engineer M&E

Location: [Location]
Hours: Monday to Friday, 7:00am4:00pm

Were looking for an experienced Building Services Engineer to join our engineering team, taking responsibility for the day-to-day maintenance and operation of mechanical and electrical building services at one of our client sites.

This is a hands-on M&E maintenance position covering planned and reactive maintenance, fault finding, HVAC, BMS and general building services. Youll work closely with the site-based Contract Manager and have support from our wider engineering and operational teams.

What youll be doing

Youll help keep the site safe, compliant and running effectively, with responsibilities including:

  • Carrying out planned preventative maintenance (PPM) across mechanical and electrical plant and building services.

  • Responding to reactive faults and breakdowns, carrying out fault finding and repairs.

  • Using the BMS for first-line diagnostics, responding to alarms and helping maintain comfortable environmental conditions through the HVAC systems.

  • Completing PPM records accurately, including photographic evidence where required.

  • Maintaining site logbooks and records covering electrical, mechanical, water, health & safety and statutory compliance.

  • Identifying and escalating defects, hazards and any statutory maintenance that cannot be completed.

  • Carrying out plant start-up, shutdown, changeover and routine operational checks.

  • Undertaking regular plant-room and building-services inspections.

  • Carrying out maintenance, repairs and small installation works.

  • Reviewing and monitoring specialist subcontractors while they are working on site.

  • Completing test reports, service reports and other compliance documentation.

  • Safely isolating electrical and pressure systems as required.

  • Communicating clearly with the client, end users, Contract Manager, Contract Support and other engineers.

  • Helping maintain clean, safe and well-organised plant areas.

What were looking for

Youll already have experience working within Building Services, Facilities Management or M&E maintenance, with a good understanding of planned and reactive maintenance.

Essential:

  • City & Guilds Level 3 in an Electrical or Mechanical discipline.

  • Proven Building Services / M&E maintenance experience.

  • Strong understanding of the Electricity at Work Regulations 1989.

  • Good fault-finding and problem-solving ability.

  • Strong communication skills and a professional, client-focused approach.

  • Ability to work safely and maintain accurate maintenance and compliance records.

It would also be advantageous if you have:

  • 18th Edition IEE Wiring Regulations.

  • IOSH Working Safely.

  • PASMA and/or IPAF (1b / 3a / 3b).

  • Unvented hot water systems training.

  • Experience with BMS, controls, HVAC and/or generator systems.

  • ACOP L8 and water systems knowledge.

The team

Youll report directly to a site-based Contract Manager, with remote Contract Support helping with the administration and coordination of the contract.

Youll also have access to Pareto FMs wider engineering and operational teams, with a strong emphasis on teamwork, communication and consistent engineering standards.

The standard working hours are 7:00am4:00pm, Monday to Friday. There may occasionally be a requirement for overtime during evenings, weekends or public holidays depending on client and business requirements; regular overtime is not guaranteed.
