Role: Home Buying Specialist

Location: Remote + in-home seller appointments throughout California's Central Valley, primarily Fresno, Visalia, Bakersfield, and surrounding markets

Employment Type: Full-time W-2

Reports To: Dean Rogers and Luis Mota, owners

Compensation: $40,000 guaranteed base + progressive 10%-20% commission on qualified gross profit + performance bonuses

On-Target Earnings: $300,000-$450,000+ annually

ABOUT THE COMPANY:

Home Helpers Group has been buying homes in California since 2013 and has completed more than 850 transactions. The company operates across Fresno, Kern, Tulare, Kings, Madera, Merced, Stanislaus, San Luis Obispo, and Los Angeles counties, with this role focused primarily on the Central Valley.

This is a performance-driven sales organization with a close-knit, team-first culture. Home Helpers Group's core values are Integrity, Accountability, Loyalty, Passion, and Faith. In practice, that means being honest with homeowners, owning results without excuses, protecting the team's relationships, genuinely caring about people making difficult decisions, and treating others with respect, compassion, and fairness.

The company invests approximately $60,000 per month companywide in marketing and sales support. Seller leads are distributed first-come, first-served with no cap, and a sales administrator supports the team with tasks and lead management.

You are not here to cold prospect. You are here to take real inbound seller opportunities, work them completely, and convert the right ones into highly profitable signed contracts.

WHY THIS ROLE EXISTS:

Home Helpers Group already has a proven model and plenty of lead flow. The opportunity now is to raise the sales ceiling.

Too many otherwise viable seller conversations die when a salesperson disqualifies a lead too quickly, talks about price too early, stops after the first objection, or fails to follow-up. Dean and Luis are looking for the opposite: an elite closer who stays curious, uncovers the real problem, earns trust, creates solutions, handles objections calmly, and confidently asks for the business.

This is not a seat for an average salesperson. The company is deliberately raising the bar and wants someone who has an “extreme ownership” mentality, and takes personal responsibility for getting the most out of every lead instead of blaming lead quality, seller expectations, or circumstances.

WHAT MAKES THIS OPPORTUNITY DIFFERENT:

1. Sales ability matters far more than real estate experience. 

Home Helpers Group can teach you its underwriting, offer structure, CRM, and real estate processes. Emotional intelligence, assertiveness, curiosity, competitiveness, discipline, adaptability, and the ability to close are much harder to teach.

2. Top performers have serious financial upside. 

You’ll start with a $40,000 guaranteed base plus commissions tied directly to the qualified gross profit you generate. The commission structure is progressive, with rates increasing from 10% to 15% and then 20% as monthly qualified gross profit rises, provided you continue meeting the company’s standards for sales activity, follow-up, conversions, CRM discipline, and deal quality. You can also earn additional rental, “Whale Deal,” and “Moby Dick” bonuses. Home Helpers Group is targeting $300,000 to $450,000+ in annual earnings for a high-performing closer.

3. You’ll get plenty of inbound opportunities and tons of support.

4. You’ll practice your craft every day.

You’ll have structured sales training, daily sales roleplay and coaching, call review, objection-handling practice, KPI review, and ongoing sales development. The standard is continuous improvement, not “I've already got my style.”

The pace is fast and urgent, but the environment is collaborative. Feedback is direct and constructive. When something goes wrong, the expectation is to communicate quickly with the details and potential solutions, own it, learn from it, and move forward.

WHAT YOU'LL OWN:

1. Turn Inbound Seller Opportunities Into Signed Agreements.

Handle seller consultations by phone and in person. Build trust quickly, ask strong questions, uncover the homeowner's true circumstances and motivation, solve the real problem, handle objections, negotiate, and directly ask for the business when Home Helpers Group is the right fit.

2. Fully Work Every Viable Opportunity.

Do not prematurely disqualify a seller because their first price expectation is high. Stay in the conversation, follow up relentlessly, adapt your approach to the person in front of you, and manage the opportunity until there is a clear outcome.

3. Learn the Numbers and Negotiate Well.

Become proficient in the company's underwriting and offer structure, financially evaluate opportunities, approve pricing within defined limits, submit offers, negotiate contracts, and protect both deal quality and the homeowner relationship.

4. Own the Pipeline, CRM, and Follow-Up.

Keep our REsimpli CRM accurate, document conversations and next steps, maintain strong follow-up habits, work assigned opportunities from initial contact through contract, and make sure nothing viable dies because of poor organization or lack of responsiveness.

WHAT SUCCESS LOOKS LIKE:

Developing - Days 1-30: Learn the System.

Complete required onboarding and RAMP sales training. Become proficient with the sales process, scripts, REsimpli, underwriting, and offer structure. Participate consistently in daily roleplay and coaching, begin handling live seller calls and appointments, and demonstrate strong follow-up habits and accurate CRM notes.

Proficient - Days 31-60: Apply It Independently.

Handle seller opportunities independently by phone and in person. Demonstrate consistent discovery, objection handling, negotiation, follow-up, and closing behaviors. Meet established KPIs and prove that you can fully work viable opportunities instead of prematurely disqualifying them.

High-Impact - Days 61-90+: Perform at a High-Producer Standard.

Consistently manage assigned opportunities from initial contact through contract, meet and exceed established KPI goals, own your results, stay responsive to coaching, and perform independently at the standard expected of a high-performing sales rep.

SCHEDULE AND WORK ENVIRONMENT:

  • Full-time W-2 with a flexible but accountable schedule based on seller availability.
  • Remote administrative work combined with frequent in-home seller appointments; approximately 50% or more of the role is expected to be in the field.
  • Primary territory is California's Central Valley, especially Fresno, Visalia, Bakersfield, and surrounding markets.
  • Scheduled evening and weekend lead-coverage rotations, plus willingness to attend in-home appointments outside normal business hours when necessary.
  • Fast-paced and urgent. When the role is being run well, days will be fully scheduled and busy.
  • REsimpli CRM, RAMP sales training, ObjectionProof AI, KPI tracking/reporting systems, phone/dialer, eSign, and related sales tools are provided.

YOU'LL BE A STRONG FIT IF YOU:

  • Have 3+ years of successful experience in a similar sales role, ideally high-ticket, in-home, or emotionally driven B2C sales, and can show a documented history of exceeding targets.
  • Can run strong discovery, solve problems creatively, handle objections calmly, negotiate, follow up, and directly ask for the business.
  • Have high emotional intelligence and can adapt your communication style to very different homeowners without losing confidence or control of the conversation.
  • Are assertive, curious, competitive, disciplined, and personally accountable. You want to get better at selling, not just collect leads.
  • Are coachable and comfortable with daily roleplay, call review, direct feedback, clear goals, weekly check-ins, high autonomy, and direct accountability.
  • Are organized enough to keep REsimpli clean, document the next step, and stay relentless through a longer follow-up cycle.
  • Are equally comfortable closing by phone and sitting across the table from a homeowner in their house.
  • Are willing to work around seller availability, including scheduled evening and weekend lead-coverage rotations and in-home appointments outside normal business hours when necessary.
  • Come from windows/home improvement, RV or powersports sales, strong door-to-door organizations, or another high-ticket consumer sales environment.

Exceptional candidates without traditional sales experience may also be considered if they have repeatedly had to walk into difficult situations, earn trust quickly, uncover the real problem, stay composed, influence another person, and get them to take action. 

Examples include law enforcement officers or detectives, military NCOs, firefighters or paramedics, mediators, claims adjusters, former collegiate athletes, and similarly disciplined backgrounds.

Real estate experience is not required. A high school diploma or GED is required. Spanish is ideal, but not required.

YOU WILL NOT THRIVE HERE IF YOU:

  • Prematurely disqualify opportunities because the seller initially wants too much money, rush to price, or need the easiest lead to win.
  • Blame lead quality, the seller, pricing, the market, or the company when you do not get the result.
  • Are inconsistent with effort, follow-up, CRM discipline, or the sales process.
  • Do not like being coached, measured, roleplaying, reviewing calls, or being held directly accountable for results.
  • Are negative, disrespectful, not a team player, make excuses, or put your own commission ahead of the company's relationships and reputation.
  • Hide mistakes or ignore problems. The expectation is to raise issues quickly, with details and potential solutions.
  • Want a remote-only Monday-Friday 9-to-5 desk job. This role requires field work, travel, and responsiveness around seller availability.
  • See the seat mainly as a short-term apprenticeship before leaving to start a competing business. Home Helpers Group wants someone who wants to become an elite salesperson here and build a long-term career with the company.

COMPENSATION:

You will be paid a guaranteed base salary of $40,000 per year, plus commissions. On-Target Earnings: $300,000-$450,000+ annually, depending on production.

Commissions are paid in each bi-weekly payroll cycle. Bonuses are paid out on the 15th of each month.

Commissions are calculated on qualified gross profit, which means the topline revenue the company receives after deal-related expenses are deducted.

The commission structure is progressive:

  • First $175,000 in monthly qualified gross profit = 10% commission
  • Next $75,000 (i.e. $175,000 to $250,000) = 15% commission
  • Anything above $250,000 = 20% commission

Each percentage applies only to the gross profit earned within that level.

For example, if you produce $300,000 in qualified gross profit for the month:

First $175,000 at 10% = $17,500

  • Next $75,000 at 15% (i.e. $175,000 to $250,000) = $11,250
  • Remaining $50,000 (i.e. $250,000 to $300,000) at 20% = $10,000

= Total Commission Earned = $38,750

Total Base + Commission That Month = $42,083.33 (annualized = $504,999.96)

The 15% and 20% levels are performance accelerators. To earn them, you must also meet the company’s standards for:

  • Lead response time and sales activity
  • CRM accuracy and follow-up
  • Offer-to-contract conversion
  • Contract-to-close conversion
  • Deal quality and average gross profit

If those standards are missed, the entire commission will default to 10% of all qualified gross profit.

In plain English: you do not unlock the higher rates by producing gross profit while ignoring the process. You earn them by producing profitable deals, maintaining a clean pipeline, and doing the job correctly.

Additional Bonus Opportunities:

  • Rental Bonus: $1,500 for each property you acquire that Home Helpers Group keeps as a rental.
  • “Whale Deal Bonus”: Any deal generating $100,000+ in net profit earns a vacation for you and your family with up to a $7,500 credit.
  • “Moby Dick Bonus”: Any deal generating $250,000+ in net profit earns a Rolex Submariner.
  • Occasional monthly and/or quarterly bonus contests.

If you are genuinely elite at this job, the compensation plan is designed to reward production. The more qualified gross profit you generate, the more you can earn, with progressive commission rates up to 20% plus outsized rewards for exceptional transactions.
