Qualifications

• 5-8 years in transaction management, paralegal work, contract administration, or deal operations on commercial real estate, energy, or infrastructure transactions
• Direct experience managing outside counsel, including scoping engagements and holding firms to budget and turnaround commitments
• Demonstrated command of lease and purchase agreement mechanics: critical dates, conditions precedent, notice provisions, and closing deliverables
• Track record running multiple concurrent redline cycles without dropped terms or missed deadlines
• Exceptional organization and written communication; comfortable being the single source of truth on contract status

Preferred Qualifications

• Data center lease documentation experience (colocation, powered shell, or build-to-suit)
• Title, escrow, and land closing experience
• Familiarity with SPV structures and coordination with tax advisors
• Legal operations tooling (CLM platforms, e-signature workflows, clause libraries)
• JD or paralegal certification valued but not required
  1. Advanced Data Modeling & Database Architecture
  Relational Database Design: Deep knowledge of normalization (up to 3NF) to eliminate data redundancy, avoid circular dependencies, and prevent table circularity issues.
  Junction & Schema Design: Expertise in building complex many-to-many ($M:N$) schemas using junction tables, handling transactional ledger models, and mapping multi-tiered parent-child record hierarchies.
  Scale & Performance Optimization: Knowing how to design schemas that stay well under Airtable record limits and API rate limits, avoiding "base bloat," and structuring records so formula calculations don't degrade base performance.
  2. Custom Scripting & Code Extension (JavaScript)
  Native Airtable Scripting (ES6+ JS): Writing asynchronous JavaScript (async/await) inside Airtable Scripting Blocks and Automation Action Scripts.
  API Operations & Data Transformation: Querying records programmatically using selectRecordsAsync(), handling bulk batch updates (writing custom batching algorithms to process data in chunks of 50 records per API call), and transforming array payloads via .map(), .filter(), and .reduce().
  Custom Extensions SDK: Proficiency with React.js, Node.js, and HTML/CSS to build full custom extensions using the Airtable Blocks SDK for custom user interfaces or advanced data processing.
  3. Advanced Formulas & Data Aggregation
  Complex Rollups & Array Formatting: Writing advanced rollup expressions using array functions (ARRAYUNIQUE(), ARRAYCOMPACT(), ARRAYJOIN()) combined with nested conditional logic.
  Regex & String Parsing: Using regular expressions inside string formulas (REGEX_EXTRACT(), REGEX_REPLACE(), REGEX_MATCH()) to clean, parse, and validate unstructured data inputs.
  Datetime Arithmetic & Timezone Normalization: Handling complex duration metrics, business-day calculations, and resolving GMT/local timezone offsets across international teams.
  4. Enterprise Integrations & Middleware
  Airtable REST API: Designing custom integrations using Webhooks, cURL, and RESTful endpoints, managing Bearer Token/Personal Access Token (PAT) authentication, and implementing OAuth 2.0 flows.
  Middleware Mastery (Make / Zapier / n8n): Building complex multi-branch scenarios, handling dynamic JSON payloads, parsing nested data structures, and implementing error-handling/retry logic on platforms like Make (Integromat) or n8n.
  Custom Webhooks & Backend Services: Writing serverless backend functions (AWS Lambda, Vercel, Firebase) to listen to Airtable Webhooks and handle high-volume data syncs without hitting rate limits.
  5. Advanced UI/UX & Permissions Management
  Interface Designer Mastery: Creating role-based, menu-driven executive dashboards, interactive portals, and conditional visibility forms natively inside Airtable.
  Granular Governance & Security: Architecting secure bases using Two-Way Sync, Field-Level Permissions, and Enterprise Hub governance models to expose necessary data to internal/external users without compromising sensitive fields.
  6. System Architecture & Systems Thinking
  API Rate Limiting & Handling Error Failovers: Implementing rate-limit throttling (5 requests/sec limits), fallback mechanisms, and error-logging bases to monitor broken automations or failed webhooks.
  Requirements Gathering & Documentation: Translating complex, messy business processes into clean entity-relationship diagrams (ERDs) and delivering clear system documentation, user guides, and schema maps for stakeholders.
