The Role:
The Commercial Real Estate (CRE) Portfolio Manager is responsible for managing a portfolio of commercial real estate lending relationships and supporting the overall credit administration process. This role serves as a key partner to Relationship Managers, Credit Officers, and clients by analyzing financial performance, monitoring portfolio risk, preparing credit recommendations, and ensuring compliance with bank policies and regulatory requirements. The Portfolio Manager plays an important role in maintaining asset quality, supporting portfolio growth, and providing proactive risk management throughout the life cycle of CRE relationships.
Responsibilities:
- Portfolio Management and Credit Monitoring — 35%
- Monitor the financial performance, collateral position, and covenant compliance of assigned CRE borrowers.
- Review borrower reporting, property operating statements, rent rolls, and other financial information to identify emerging risks and opportunities.
- Maintain a strong understanding of market conditions and project-specific factors affecting portfolio performance.
- Credit Analysis and Underwriting — 30%
- Analyze borrower financial statements, tax returns, property cash flows, guarantor strength, and collateral valuations.
- Prepare credit approval packages, risk assessments, annual reviews, loan modifications, renewals, and amendments.
- Evaluate transaction structures and recommend appropriate credit terms and risk mitigation strategies.
- Relationship Support and Client Service — 15%
- Partner with Relationship Managers to support client acquisition, retention, and portfolio growth initiatives.
- Participate in client meetings, due diligence efforts, and transaction discussions as needed.
- Respond to client and internal stakeholder requests in a timely and professional manner.
- Risk Management and Compliance — 10%
- Ensure portfolio management activities comply with loan policy, credit standards, regulatory requirements, and internal procedures.
- Identify potential problem credits and escalate concerns appropriately.
- Assist with regulatory examinations, internal audits, and loan reviews.
- Reporting and Administrative Activities — 10%
- Maintain accurate credit files, portfolio data, and loan documentation records.
- Prepare portfolio reports, management presentations, and industry analyses.
- Support special projects and process improvement initiatives as assigned.
Qualifications
Required Qualifications
- Bachelor's degree in Finance, Accounting, Business Administration, Real Estate, Economics, or a related field.
- 3 to 7 years of experience in commercial real estate banking, commercial lending, portfolio management, credit analysis, or a related financial services role.
- Strong understanding of commercial real estate lending principles, underwriting methodologies, risk assessment, and portfolio management practices.
- Ability to analyze financial statements, cash flow models, rent rolls, appraisals, and market data.
- Experience preparing credit memoranda, annual reviews, and loan approval packages.
- Working knowledge of commercial loan documentation and loan servicing processes.
- Strong analytical, organizational, and problem-solving skills.
- Excellent written and verbal communication skills.
- Ability to manage multiple priorities and deadlines in a fast-paced environment.
- Proficiency in Microsoft Office applications, particularly Excel, Word, and PowerPoint.
Preferred Qualifications
- Master's degree in Business Administration (MBA), Finance, Real Estate, or a related discipline.
- Formal commercial credit training or underwriting certification.
- Experience with income-producing real estate asset classes, including multifamily, office, industrial, retail, hospitality, and mixed-use properties.
- Knowledge of commercial real estate market trends and valuation methodologies.
- Experience working with credit systems, portfolio management platforms, and financial spreading software.
- Professional designations such as CCIM, CFA, CPA, or similar industry certifications.
- Experience supporting complex or syndicated commercial real estate transactions.
The hiring range for this position is $115,000 to $140,000 per year. The base pay actually offered will take into account internal equity and also may vary depending on the candidate’s job-related knowledge, skills, and experience, among other factors. A bonus and/or incentives may be provided as part of the compensation package, in addition to the full range of medical, dental, vision, 401k, and other benefits.
