Job Description

The Live-in Maintenance Technician is responsible for being onsite at a property during the week during non-business hours to ensure building integrity and safety and as noted in more detail below.  In addition, the Live-in Maintenance Technician is expected to complete additional cleaning and maintenance work, as assigned by the Community Manager, on a weekly basis for up to 10 hours per week.  The Live-in Maintenance Technician will also be included as part of a rotating weekend on-call schedule for the site (which generally includes the Community Manager, Maintenance Superintendent and Live-in Maintenance Technician), as scheduled and communicated by the Community Manager in advance. 

The Live-in Maintenance Technician job is broken into two parts:  (1) responsibilities included as part of the “resident assistant” portion of the job; and (2) additional maintenance responsibilities. 

1.      All responsibilities related to the “Resident Assistant” part of the job are compensated by providing the employee with a residence onsite, which includes free rent and free electric services.  Please note that employees do not punch in/out when performing these duties, which include the following:

  • Building Safety:  Protects and oversees the physical safety of the building and all persons associated therewith.
  • Snow/Ice Removal:  Keeps walkways and entrances reasonably free of ice, snow and any other environmental obstacles.
  • Overnight On-Call:  Work on-call from 7:00 p.m. to 7:00 a.m. (or 8:00 a.m. to 8:00 p.m. depending on the property), Monday night through Friday morning each week. 
  • Weekend On-Call:  Serve as part of a rotating weekend on-call schedule, as scheduled by the Community Manager.  When on call, will be considered on-duty from Friday at 4:00 p.m. through Monday at 7:00 a.m. (as adjusted, as needed, at specific properties) and shall be within 30 minutes of the property if not going to be onsite at any time during the scheduled on-call shift.  The duties associated with weekend on-call shall be the same as those for overnight on-call.
  • Trash Removal:  Remove trash regularly from the trash rooms and into the dumpster on the weekends.  It is expected that trash removal occur at least once every weekend, preferably later in the day on Saturday.  Additional trash removal is expected during long and/or holiday weeks/weekends.
  • Emergency Response:  Respond immediately to all emergency situations while doing Overnight On-Call.  This includes personal, medical and maintenance emergencies that cannot wait until the workday.  Any non-emergencies that arise while on duty should wait for maintenance staff of the next scheduled business day.  Please note that response to medical emergencies should be limited to calling 911.  Employees should never touch and/or move a resident or other person.
  • Enforcing Building Policies:  Establish and maintain cordial, professional relationships with residents, families, community groups and visitors. 

2.      All responsibilities considered part and parcel of the LIMT role as “Additional Maintenance Responsibilities” are compensated via regular pay each pay period.  Employees are expected to work approximately 10 hours per week, as assigned.  Please note that employees do punch in/out when performing these duties.  All work done under this section must comply with the following: 

  • Community Manager will assign regular, daily and special duties under this section.  At times, duties may be assigned by the Maintenance Superintendent once approved by the Community Manager.  Please note that certain tasks may be regularly assigned, and do not need per-incident approval (e.g., regular cleaning, work orders, assisting in turnovers, etc.).  As such, regular meetings and/or communication is expected each week to determine the expectations, work assigned and to report completion of said responsibilities.
  • These duties will include additional cleaning and maintenance duties, as assigned.  Any additional assigned cleaning and/or maintenance responsibilities will count toward the 10 additional hours expected to be worked each week (20 hours per pay period).
  • When there is a need (e.g., Maintenance Superintendent is out), the LIMT may be requested to remove trash during the week.  When that request is made, all time should be recorded for doing so (punch in/out).  Please note that this is different from removal of trash on the weekend, which is considered to be a part of the job duties that fall under the “Resident Assistant” part of the job, for which time is not tracked.
  • During the winter, when there is a significant storm, Maintenance Superintendents may require additional assistance from LIMTs with snow removal.  Any time worked following the end of the regular overnight on-call period (typically after 7:00 a.m. or 8:00 a.m. depending on the property) for this purpose should be accounted for by punching in/out.  This additional time will be paid under this section.
  • Any additional hours worked beyond 10 hours or that include tasks and/or duties that fall outside of this job description, must be pre-approved and assigned by the Community Manager.  No additional hours and/or jobs should be done without this pre-approval and documentation thereof.  Any time worked on tasks not assigned and approved shall be dealt with through our disciplinary process. 
  • There may be certain properties that require temporary or longer-term additional maintenance support and/or coverage and/or assistance with certain projects (e.g., painting, turnovers, installations, etc.) which may provide LIMTs, who have the requisite skills to complete such tasks, to work additional hours. When this occurs, the Community Manager will assign such tasks, will provide a timeline and will review work after it is pre-approved by the Executive Director and Operations Manager.
  • Good written and oral communication skills; ability to read and comprehend written instructions and/or manuals
  • Basic knowledge and ability, with or without accommodation, to perform cleaning or building maintenance tasks
  • Basic knowledge of light plumbing, electrical and HVAC
  • Valid NYS Driver’s License and access to and willingness to use own vehicle during working and on-call hours for work-related travel.
  • Independent work ethic and ability to work without close supervision
  • Patience and compassion for older persons and the mobility impaired
  • Attention to detail
  • Experience in emergency situations; ability to read emergency panels
  • Calm, pleasant demeanor
  • Physical qualifications, which are required with or without reasonable accommodation.
