Position Summary
Forge Construction is seeking a motivated and detail-oriented Senior Project Manager to join our growing team. This role is responsible for managing the day-to-day execution of ground-up multifamily project from preconstruction through closeout. The ideal candidate brings a strong foundation in construction management, a collaborative mindset, and the drive to deliver high-quality projects on time and within budget.
Key Responsibilities
Project Execution & Delivery
- Manage all phases of construction from pre-construction through project closeout, including permitting, procurement, scheduling, and owner turnover
- Develop and maintain detailed project schedules using Procore or similar construction management software; track critical path milestones and proactively address delays
- Monitor project budgets, track costs against baseline, and provide accurate financial reporting to ownership and leadership
- Conduct regular site visits to assess progress, enforce quality standards, and ensure compliance with plans, specifications, and code requirements
- Coordinate with owners, architects, engineers, and governmental agencies to facilitate timely approvals and resolve design-related issues
Subcontractor & Vendor Management
- Bid, award, and manage subcontracts and vendor agreements in coordination with the estimating team
- Conduct weekly subcontractor coordination meetings; track submittals, RFIs, and change orders to ensure accountability and timely resolution
- Evaluate subcontractor performance and address performance issues promptly and professionally
- Negotiate change orders and maintain accurate change management logs throughout the project lifecycle
Safety & Compliance
- Enforce a culture of safety on all job sites; ensure all personnel adhere to OSHA standards and Forge Construction safety protocols
- Maintain compliance with local, state, and federal regulations, including licensing, permitting, and inspection requirements
- Conduct and document site safety walks; respond promptly to incidents, near-misses, and unsafe conditions
Reporting & Communication
- Prepare and distribute weekly project status reports, owner updates, and executive-level summaries
- Maintain complete and organized project documentation, including contracts, change orders, RFIs, submittals, meeting minutes, and closeout packages
- Collaborate effectively with internal teams including development, property management, and accounting to ensure seamless project handoffs
Required
- 10+ years of construction project management experience, with demonstrated success managing multifamily projects is a must
- Prior experience with ground-up multifamily development in target markets
- Proficiency with construction management software such as Procore and Microsoft Office Suite
- Strong working knowledge of construction scheduling and cost control
- Excellent written and verbal communication skills; ability to interact professionally with owners, design teams, subcontractors, and community stakeholders
- Valid driver’s license and ability to travel to project sites up to 20%
- Eligible to work in the United States
Preferred
- Proven ability to manage multiple projects simultaneously across various stages of construction
- Strong working knowledge of contract administration
- Bachelor’s degree in Construction Management, Civil Engineering, Architecture, or a related field
- Familiarity with senior living licensing, ADA requirements, and resident-occupied construction protocols
- LEED AP, OSHA 30-hour certification, or equivalent professional credentials
