Job Description

We’re looking for a Facilities and Building Manager to join our award winning team in Middlesbrough (UK), home to the beautiful North Yorkshire coastline and countryside.

As Facilities and Building Manager, you will be responsible for the day-to-day operation of Double Eleven’s Boho X studio, ensuring the building is safe, compliant, well maintained and provides a high-quality experience for employees, visitors and partners.

You will lead our in-house Security team, oversee the Facilities Helpdesk, manage facilities and security budgets, and ensure our external facilities management suppliers deliver to the required standards. Alongside day-to-day operations, you will identify risks, maintenance and investment needs, and opportunities to improve efficiency, working with technical specialists and senior stakeholders to plan and deliver improvements.

Double Eleven is one of the largest independent video games developers and publishers in the UK. Headquartered in Middlesbrough, we employ over 400 people across our UK and Kuala Lumpur studios.

We are incredibly proud to partner with some of the world’s leading developers and publishers, including Rockstar Games, Obsidian Entertainment, Mojang, Bethesda Game Studios and Facepunch.

As a global games company, we've collaborated to create new worlds in The Outer Worlds 2, helped deliver unforgettable experiences for players of Red Dead Redemption, enabled millions to battle in Rust Console Edition and created new adventures in Fallout 76.

Double Eleven is more than a place to work, we are deeply values-driven in all that we do and we know that we are at our best when our people feel fulfilled. We offer flexible working hours to allow you to truly enjoy work/life balance and always strive to deliver a workplace experience like no other.  We regularly bring our people together to connect and have fun through our many different events, parties and hobby-based clubs.

On this occasion, we’re unable to sponsor a visa for this role.

What you’ll be doing

Facilities operations and building performance

  • Take day-to-day responsibility for the safe, effective and well-presented operation of our Boho X studio
  • Coordinate planned and reactive maintenance, ensuring issues are prioritised, communicated clearly and followed through to resolution
  • Manage the Facilities Helpdesk, ensuring requests are acknowledged, prioritised and resolved within agreed timeframes - monitor performance and identify recurring issues or opportunities to improve the service
  • Coordinate routine inspections, operational checks, emergency exercises and facilities input into business continuity arrangements
  • Develop and maintain a forward plan for facilities operations, covering planned maintenance, compliance checks, building improvements and upcoming requirements
  • Monitor the condition and performance of building assets, identifying maintenance and repair needs early and arranging appropriate action to prevent avoidable disruption

Contractors, suppliers and compliance

  • Coordinate hard and soft facilities management services, including mechanical and electrical services, cleaning, fire safety, water hygiene, lifts, waste and other specialist provisions
  • Manage facilities service contracts and supplier relationships, setting clear expectations, monitoring performance and costs, and challenging poor service or delays where necessary
  • Ensure facilities compliance requirements are identified, scheduled and completed, including statutory inspections, planned maintenance and remedial actions - maintain accurate records and escalate significant risks or concerns promptly
  • Maintain up-to-date facilities records, including the contracts register, risk and action trackers, asset information, operation and maintenance manuals, and relevant procedures
  • Coordinate contractors carrying out maintenance and minor works, ensuring appropriate documentation, safe working arrangements and completion checks are in place

People and workplace experience

  • Lead and develop Double Eleven's Security team, setting clear expectations, supporting performance and ensuring reliable service coverage
  • Work closely with Workplace Experience, IT, People, Comms, Finance and other teams to ensure facilities services meet the needs of the studio
  • Regularly review the building from the perspective of employees and visitors, addressing issues affecting cleanliness, comfort, accessibility, presentation and ease of use
  • Support internal events, workplace moves, storage, furniture movements and other building logistics where facilities input is needed

Budgets, projects and continuous improvement

  • Manage the annual facilities and security budgets, including budget planning, forecasting, monitoring expenditure and identifying opportunities to improve efficiency and value for money
  • Coordinate procurement and minor works, from defining requirements and obtaining quotations through to managing delivery, completion and handover

  • Provide regular updates to Double Eleven leadership on building performance, significant risks, supplier performance, costs and outstanding actions
  • Support energy efficiency, sustainability and ESOS compliance activities, helping identify practical opportunities to improve building performance and reduce costs
  • Take ownership of outstanding defects and improvement actions, working with contractors and internal teams to overcome obstacles, resolve issues and ensure work is completed to the required standard and within agreed timescales

What we’re looking for

  • Strong experience in facilities management, building operations or a comparable operational environment, ideally within an occupied commercial building
  • Experience coordinating hard and soft facilities management services, including planned and reactive maintenance, building services and specialist contractors

  • Strong organisational and problem-solving skills, with a practical approach to troubleshooting issues, managing competing priorities and balancing planned work with reactive demands across multiple systems
  • An action-oriented and resilient approach, taking ownership of outstanding issues, working through challenges and following actions through to completion, even when progress takes time
  • Strong communication and customer service skills, with a commitment to keeping the Facilities Helpdesk updated, prioritising requests appropriately and understanding the impact facilities issues have on employees' day-to-day experience
  • The ability to use operational, building and financial data to monitor performance, identify risks and make informed recommendations, while coordinating the workload of the team and external suppliers
  • A proactive, improvement-focused mindset, with high standards and a genuine interest in creating a safe, comfortable, accessible and welcoming workplace, while improving building efficiency, sustainability and long-term performance
