Job Description

Mechanical and Electrical Technical Services Manager<br />Location:

Orpington<br />Salary: £60,000 - £90,000 per annum (depending on experience)<br />Main Purpose of Job:<br />Overall responsibility of the Building Services Elements of the Projects and associated staff, with input across the whole of the business to ensure continuous improvement of performance and profitability.<br />Key Tasks:<br />Design &amp;<br />Construction/Delivery<br /> Demonstrate full understanding of Project<br />Scope, Specification and Drawings<br /> Ensure Project team fully understand<br />Project Scope, Specification and Drawings<br /> Responsible for the management of the<br />project team and to produce detailed<br />construction schedules.<br /> Provide client liaison for all project<br />matters and to issue early warning<br />notifications to the client.<br /> Responsible for ensuring the flow of<br />information between the client, design<br />team, project team and head office is<br />upheld.<br /> Provide updated project programmes<br />reflecting the current programme baseline.<br /> Update project programmes to include all<br />compensation events granted and show<br />allowances for additional instructions.<br />Ensure that the programme is updated<br />weekly and any lead and lag is recovered.<br /> Ensure that the project teams are carrying<br />out the necessary liaison between<br />themselves and third parties.<br /> Responsible for the management of<br />Subcontractors.<br /> Ensure Subcontractors are working to<br />current information<br /> Ensure Subcontractors provide<br />programmes, resource plans, procurement<br />schedules, progress reports and drawings.<br /> Ensure project team meetings are<br />periodically held, and they shall chair and<br />review the meeting discussions.<br /> Develop resource plans in accordance with<br />the contract documentation and<br />implement.<br /> Ensure that all works are carried out in<br />accordance with the scope, specification<br />and drawings.<br /> Identify resources needed for specific<br />projects and in implement a suitable<br />project team as required to deliver the<br />Key Tasks :<br />Contractual &amp; Commercial<br /> Ensure compliance to terms and obligations of<br />the Main Contract &amp; Sub Contracts relevant to<br />the project.<br /> Communicate the terms and obligations of the<br />Main Contract &amp; Sub Contracts to the project<br />team and subcontractors.<br /> Establish and Communicate project specific<br />budgets to project team.<br /> Ensure any design responsibility is compliant to<br />the contractual conditions.<br /> Monitor project budget and ensure the project<br />is completed within required time frames.<br /> Ensure design and construction changes are not<br />implemented without approval through a<br />robust and clear design change/instruction that<br />tracks and authorizes associated costs and<br />programme impacts.<br /> Produce Project specific procurement<br />schedules in conjunction with client’s project<br />team.<br /> Minimize exposure and risk to the company on<br />each project, Produce &amp; Present regular<br />Project Reports within the Management<br />Meetings<br /> Understand the commercial targets of the<br />Projects and contribute to the required<br />Project strategies and improve performance<br />and delivery.<br /> Continual monitoring of project status<br />through implication of project management<br />and analysis of reports from operations and<br />commercial teams both in terms of<br />progress and expenditure.<br /> Assist commercial team with continual<br />monitoring and review of project financial<br />and commercial position along with risk<br />analysis and management.<br /> Assist commercial team with the continual<br />monitoring and forecasting against planned<br />financial budget requirements for projects.<br /> Assist the commercial team with production<br />of Project budget requirements and<br />achievement of required project margin.<br />works<br />Key Tasks:

HSEQ<br /> Ensure welfare facilities and fire<br />precautions are maintained and any health<br />&amp; safety matters that arise are dealt with<br />efficiently by the team.<br /> Ensure that the necessary training and<br />qualifications required to carry out the<br />team objectives is provided.<br /> Ensure that the assessed risk in the use of<br />any substance or work activity has been<br />addressed and that the required method<br />statements and risk assessments to carry<br />out the works are in place and being<br />followed by the project team.<br /> Develop, implement and maintain the site<br />specific HSEQ plan<br /> Ensure health, safety, environmental and<br />quality arrangements are maintained to a<br />high standard on site<br /> Ensure that any accidents on site have<br />been reported to the HSEQ Manager.<br /> Ensure that there is a qualified first aider<br />on site at all times.<br /> Working closely with HSEQ Advisor to<br />ensure that the company’s HSEQ objectives<br />are being operationally achieved and<br />exceeded wherever possible.<br /> Appraisal of existing project personnel and<br />assisting in their continued professional<br />development.<br /> High Level Management and review of<br />allocated projects including<br />implementation of operational procedures<br />and control measures, in line with the BMS<br />Operational Flow Chart.<br /> Ownership and Continual review and<br />improvement of the Project Operational<br />Elements of the BMS System.<br /> Checking and approval of Quality Plans for<br />each project.<br /> Implementation of grievance and<br />disciplinary procedures as necessary to<br />deal with the conduct of employees.<br /> Reprimand any members of the site team<br />for failing to carry out their duties.<br />As Senior member of Project Team:<br /> Establish and Maintain relationships with<br />the clients Management Counterparts<br />across all projects.<br /> Close liaison with other Senior Managers<br />of the client (e.g.

Operations, Design,<br />Estimating, and Commercial)<br /> Attend and Actively Contribute towards<br />the ongoing Senior Management Team<br />Meetings<br /> Support and respect members of the<br />Management team<br /> Maintain ISO / BMS compliance<br />within Operations<br />Person Specification:<br /> Knowledge of Microsoft Word, Excel,<br />Outlook and Project and a good level of<br />computer literacy<br /> Ability to adapt to other IT programs used in<br />the Business<br /> Professional Appearance<br /> Able to manage and prioritize workload<br /> Accuracy with figures<br /> Overall Construction &amp; M&amp;E Knowledge<br /> Confidence to negotiate with clients at a<br />senior level.<br /> Ability to lead and influence the<br />operations team.<br /> Reliability and commitment<br />Qualifications:<br /> Electrical and Mechanical systems training<br />and qualifications<br /> Management Qualification (Min NVQ Level<br />4)<br /> SMSTS<br /> CSCS
