NYCEDC’s Asset Management Division manages real estate properties and non-traditional assets across all five boroughs of New York City including commercial real estate properties as well as transportation, critical infrastructure, and energy assets. The Portfolio Management division pursues a triple-bottom line strategy, targeting not just economic returns but also multiple social and environmental metrics including but not limited to job creation and energy efficiency. The overall assets are divided into multiple portfolios, each managed by a Portfolio Manager, with a Portfolio Surveillance group that monitors and enforces standards and practices across the division. The division-wide portfolio encompasses all property types including those that are standard in the real estate industry (Retail, Mixed-Use/Commercial, Industrial, etc.) with individual Portfolio Managers also managing assets particular to public sector and public/private (Transportation assets including Ferry, Cruise, Freight/Rail, and Aviation, Retail and Market assets, Cultural, Industrial and Commercial assets). 

Position Overview: The MADE/MiNY Assistant Vice President is responsible for supporting the oversight, development, and direct management of real estate strategies, asset-specific management plans, and innovative tools to optimize the overall operating model and expense structure for Bush Terminal North and South (MADE/MiNY). Reporting to and working closely with Portfolio Management’s Vice President, the Assistant Vice President will help implement a vision and strategy for the equitable development of Bush Terminal that advances the site as a hub for innovation, economic opportunity and community vitality. Further, the Assistant Vice President will manage internal and external planning processes and projects focused on the future upgrades to and development of the assets.  

Essential Duties and Responsibilities:

  • Implement industrial campus planning, redevelopment, asset management and placemaking strategies to ensure diverse tenant mixes, vibrancy, growth, innovation and opportunity at these key Sunset Park campuses. 
  • Coordinate with NYCEDC’s Capital and Design & Construction departments to move forward large-scale campus redevelopment projects and smaller-scale strategic capital initiatives.  
  • Manage and/or contribute to the preparation of various contracts, requests for proposals (RFPs), and reports according to company and management expectations and consult with senior management in preparation of key correspondence. 
  • Work closely with EDC’s property and portfolio management teams to ensure a high standard of service delivery to new and existing tenants and programming partners. 
  • Assist in developing and actively tracking annual financial reports and budgets that highlight asset operating performance based upon historical operating margins and reforecast projections. 
  • Collaborate with NYCEDC’s Green Economy and Energy teams to explore opportunities to pilot innovative climate technologies on campus. 
  • Support internal process management and reporting including the development and presentation of regular asset and construction updates. 
  • Manage or support end-to-end project delivery, from inception through implementation. 
  • Interface with and coordinate the various departments at NYCEDC to ensure that the relevant expertise is brought to bear on each project.  
  • Contribute to the development of new concepts, processes, and standards.  
  • Diligently support and maintain good working relationships with internal and external project partners and stakeholders. 
  • Communicate effectively and inclusively at all levels of the organization and external partners.  
  • Communicate highly sensitive and complex issues in a concise and credible manner. 
  • Other duties as assigned. 

Qualifications:

  • Bachelor’s degree or equivalent required; Master’s degree preferred 
  • 5+ years of experience in urban planning, real estate development, architecture, engineering, construction management, asset management, and/or related field 
  • Proficiency with construction, building management, and maintenance software preferred.  
  • An independent and strategic thinker with ability to structure and “sell” a plan 
  • Energetic, creative, and detail-oriented project management skill set 
  • Demonstrated communication skills, both written and verbal 
  • Demonstrated analytical skills 
  • NYC real estate and market research experience 
  • Fluency in Microsoft Office 
  • New York City resident required within 180 days of hire
Salary Range
$115,000—$118,000 USD
