Job description

Redstone Residential is a national student and multi-family housing operator, managing more than 38,000 beds across 20 states. We are one of the largest third-party student housing management companies in the U.S. - and we're just getting started.

Our rapidly growing conventional housing portfolio reflects our ambitious, forward-thinking approach to real estate management. Headquartered in Provo, Utah, we combine industry-leading systems with a high-energy culture to deliver exceptional property performance and resident experiences.

Redstone's purpose is "to empower our people and elevate communities." We achieve our purpose by embodying our core values:

  • We Are Believers
  • We Communicate Authentically with Care
  • We Stay The Course
  • We Drive Performance

Redstone – Empowering People. Elevating Communities.

Do you light up when a struggling property turns the corner? Can you read a P&L as comfortably as you read a room? Are you the leader Community Managers call first — and the one clients trust to tell it to them straight?

If that sounds like you, this might be your next move.

Why Redstone?

At Redstone, we’re not just a property management company.
We’re a culture company that happens to manage properties.

Our purpose:
To empower our people & elevate communities.

Our vision:
To create a high-performing, people-first culture that attracts, develops, and empowers team members to thrive.

Our vibe:
Energetic. Fun. Creative. Growth-minded. People-first. Performance-driven.
(Yes — you genuinely get both heart and hustle here.)

As a company that serves student & multi-family communities, our culture naturally leans to vibrant, curious, and innovative. We believe in staying playful while driving meaningful results. We experiment. We learn. We grow. We celebrate wins (big and small). And we build experiences that make people proud to work here.

The Opportunity:

We're hiring a Regional Property Manager to lead a portfolio of student and multifamily communities — and the Community Managers who run them.

In this role, you'll be the bridge between our on-site teams and the clients and investors who trust us with their assets. You'll coach Community Managers to hit their goals, partner with clients on performance and strategy, and spot the opportunities that grow asset value and resident satisfaction.

As part of Redstone's corporate leadership, you'll set the tone for your region — modeling our core values and bringing consistency, accountability, and energy to every property you touch.

This role is perfect for someone who:

  • Loves developing leaders and watching their teams win
  • Is as comfortable in a client meeting as on a property walk
  • Gets energized by KPIs, leasing velocity, and a well-built budget
  • Can juggle multiple properties and priorities without dropping the ball
  • Brings a “client-ready” presence and communicates with candor and care
  • Sees a challenge at a property and builds the plan to fix it
  • Wants a seat at the leadership table of a growing, ambitious company

What You'll Own:

As our Regional Property Manager, you will:

  • Drive financial performance — review P&Ls, balance sheets, and budgets with clients and Community Managers; deliver timely, accurate monthly client reporting; and build professional annual business plans
  • Guide budgeting — help Community Managers prepare and maintain their annual budgets, and oversee the right actions on delinquencies and evictions
  • Own leasing results — hold your region accountable to weekly and annual leasing goals by tracking velocity, conversion ratios, traffic, and local market data
  • Keep leasing sharp — audit leases for accuracy, make sure every community uses all available leasing tools, and approve the right campaigns and commission structures
  • Lead and develop Community Managers — meet weekly to review KPIs and staffing needs, run quarterly reviews, and make hiring and termination decisions
  • Build lasting client partnerships — meet regularly with clients to review KPIs and financials, respond to their questions and concerns, and earn their long-term trust
  • Champion the resident experience — resolve escalated resident and parent concerns and run our annual customer service survey
  • Protect and grow asset value — operate every asset in the client's best interest, ensure seasonal and life-cycle upkeep, and facilitate CapEx projects
  • Show up on-site — visit each community at least quarterly for site audits and staff meetings, roll out policy and procedure changes, and keep offices organized, safe, and data-secure

This is the kind of role where your leadership shows up in the numbers — and in the people you develop along the way.

Who You Are:

You're a leader at your core: someone who drives performance and cares deeply about the people delivering it.

You bring:

  • 6+ years of student housing or multifamily housing experience
  • 4+ years of experience as a property manager
  • Hands-on budget management and P&L ownership, with a working knowledge of financial reporting
  • Previous client-facing experience and a polished, “client-ready” professional presence
  • The ability to manage multiple projects and processes at once — and stay steady under pressure
  • Experience with Entrata or similar property management software
  • Quick to learn new technology — Google Apps, Microsoft Office, cloud-based management, and dashboarding tools
  • A team-first leadership style that inspires high performance and delivers constructive feedback
  • A detail-oriented work ethic

Bonus points if you have:

  • Experience in both student housing and conventional multifamily
  • Experience managing third-party assets for multiple ownership groups
  • Experience overseeing CapEx or renovation projects

Compensation & Schedule:

Starting at $95,000 per year, plus the ability to earn an additional 20% of salary through performance bonuses. Full-time, salaried (exempt).

Location & Travel:

This is a full-time leadership role with regular travel, including quarterly visits to each community in your region. Air travel is required for client meetings and company events, including our annual leadership Summit, so you must be able and willing to fly when needed.

Why You'll Love Working at Redstone

  • Health, vision, and dental insurance
  • 401(k) with up to 6% company match
  • Flex PTO and 10 paid holidays
  • Discounted phone plan
  • 3 paid service days per year
  • Paid parental leave
  • Short-term disability insurance
  • Professional development program
  • Employee assistance program
  • Performance bonuses that reward the results you drive
  • A seat on our corporate leadership team
