We are looking for a highly experienced Senior Architect who can independently manage projects from client acquisition to successful handover while working directly with the Managing Director.

This is a leadership role, not just a design position.

Position Overview

The Senior Architect will function as the face of Luxus for assigned clients.

You will own the complete customer journey-from the first client meeting to final project execution.

You will be responsible for:

• Understanding client requirements
• Creating practical and premium design solutions
• Preparing quotations
• Presenting proposals
• Closing projects
• Managing design revisions
• Coordinating with the factory and execution teams
• Ensuring successful project delivery

You are expected to think like a business manager rather than only an architect.

Key ResponsibilitiesClient Management

• Attend client meetings independently.
• Understand client lifestyle, budget and design expectations.
• Build strong relationships with clients.
• Convert inquiries into confirmed projects.
• Handle negotiations professionally.
• Conduct regular client follow-ups.

Design & Space Planning

• Create innovative and practical modular interior designs.
• Prepare layouts, concepts and presentations.
• Suggest premium materials and finishes.
• Handle unlimited design modifications professionally.
• Ensure all designs are manufacturing friendly.

Estimation & Quotations

• Prepare accurate quotations.
• Understand modular costing.
• Optimize designs without compromising quality.
• Explain quotations confidently to clients.
• Coordinate with estimation and backend teams.

Project Ownership

Take complete ownership of assigned projects including:

• Design approval
• Material selection
• BOQ finalization
• Client approvals
• Execution planning
• Site coordination
• Project timelines
• Final handover

Factory Coordination

The architect is NOT expected to manage factory production.

However, responsibilities include:

• Coordinating with production teams
• Explaining drawings clearly
• Clarifying design details
• Ensuring production follows approved drawings
• Resolving design-related production queries
• Coordinating dispatch schedules
• Supporting installation teams whenever required

Site Coordination

• Attend important site meetings.
• Resolve execution challenges.
• Coordinate with project managers.
• Ensure client expectations are met.
• Conduct final quality inspections.

Market Research

Daily market awareness is a mandatory responsibility.

You are expected to research:

• Latest interior trends
• Luxury furniture concepts
• Modular innovations
• Hardware systems
• Material launches
• Competitor offerings
• International design trends
• AI tools for architecture and interiors
• Pricing benchmarks

Present useful findings to the management regularly.

Business Development Support

• Assist in converting leads.
• Build relationships with architects and consultants.
• Suggest strategies for improving customer experience.
• Contribute ideas for business growth.
• Work closely with the Managing Director on strategic initiatives.

Software Skills Required

Candidates must have strong working knowledge of:

• AutoCAD
• SketchUp
• V-Ray
• 3ds Max (Preferred)
• Revit (Preferred)

• Enscape
• Photoshop

• BOQ preparation software
• AI tools such as ChatGPT, Midjourney, or similar platforms (Preferred)

Experience Required

• Minimum 6 years in residential interior design.

• Experience in factory-based modular companies is an added advantage.

Interview Preparation

Candidates shortlisted for the interview should be prepared for the following:

Portfolio Presentation

Present 3-5 completed residential interior projects, explaining the design concept, planning process, challenges, and outcomes.

Live Design Exercise

Create a conceptual layout for a sample apartment based on a client brief.

Client Interaction Simulation

Participate in a mock client meeting to assess communication, requirement gathering, negotiation, and objection handling.

Quotation & BOQ Exercise

Prepare a basic modular quotation and explain the costing logic.

Technical Assessment

Demonstrate knowledge of modular construction, materials, hardware, and manufacturing processes.

Software Assessment

Show proficiency in AutoCAD and at least one 3D visualization software.

Design Revision Test

Make live changes to a design based on changing client requirements while maintaining functionality and aesthetics.

Business & Market Awareness

Discuss current interior design trends, premium hardware brands, AI tools, and competitor offerings.

Leadership Discussion

Explain how you prioritize projects, coordinate with teams, handle conflicts, and ensure timely project delivery.
