The Role
Reporting directly to the Property Director, the Property Project Manager will take full ownership of delivering both brand-new restaurant openings and large-scale refurbishment projects across the estate. You will serve as the primary client representative on site—managing external consultants, managing CAPEX spend, ensuring statutory compliance, and delivering high-spec projects on time and to budget.
Key Responsibilities:
- CAPEX & Financial Control: Prepare detailed CAPEX budgets for refurbishments and new sites, lead contractor tenders, and strictly monitor build spend.
- Project & Site Management: Represent the business at all site meetings, manage external contractors and consultants, resolve on-site issues, and drive project timelines.
- Statutory & Consents Management: Deliver planning, licensing, landlord consents, and Listed Building consents where required.
- Safety & Compliance: Fulfil Duty Holder responsibilities under the Building Safety Act and enforce full compliance across Health & Safety, Building Regulations, and Fire Safety.
- Stakeholder & Operational Integration: Collaborate closely with Maintenance and Operations teams on handovers, O&M manuals, finishes schedules, and snagging sign-offs.
What We Are Looking For
- Minimum 5 years' experience delivering new restaurant openings, high-street fit-outs, or hospitality leisure projects on time and to budget.
- Solid commercial acumen with strong experience managing CAPEX budgets and contractor procurement.
- Comprehensive understanding of statutory legislation, Building Regulations, and Duty Holder requirements under the Building Safety Act.
- Excellent negotiation and communication skills with the ability to manage diverse internal and external stakeholders.
- Flexible to travel across the UK with regular time at the central London HQ.
