Role Profile – Project Director
The Role
A Project Director is an essential member of the development team, with overall responsibility for the successful delivery of complex masterplans and regeneration developments.
The role is exciting, rewarding and challenging. The Project Director will have significant experience in delivering complex, long-term and sustainable places, with excellent communication skills and the ability to establish strong relationships with partners, stakeholders, consultants and delivery teams.
The Project Director will directly manage Project and/or Senior Project Managers, and the ability to lead, motivate and develop people while creating a collaborative working environment is essential.
The Project Director will also have demonstrated an ability to contribute to work winning and new development opportunities. They will work closely with the Director of Project Management, Regional Director, Development Managers and Directors, residential teams and other colleagues to ensure the successful delivery of projects and the continued growth of the regeneration and development business across the North West.

Responsibilities
The responsibilities of the Project Director are wide-ranging, encompassing the successful delivery of major developments as well as supporting the continued growth of the business.
The Project Director will work with Senior Project Managers and Project Managers to ensure the successful delivery of individual projects and phases within wider development masterplans, while maintaining overall responsibility for project and programme delivery.
Exact responsibilities will vary depending on the specific requirements of each development and may include:
- Leading and contributing to bids and proposals for new development and regeneration opportunities alongside the Development Management team.
- Establishing appropriate procurement strategies for projects and ensuring compliance throughout delivery.
- Establishing robust governance procedures to ensure developments are effectively controlled, remain within approved budgets and expenditure authorities, and meet client, partner and stakeholder requirements.
- Taking overall responsibility for the development budget and ensuring projects proceed within agreed financial parameters.
- Leading the establishment and conclusion of necessary third-party agreements, agreements for lease, funding agreements and other development documentation.
- Ensuring neighbourly matters, including rights to light, party walls and associated matters, are understood and progressed as required.
- Taking overall responsibility for project delivery in accordance with the client's or regeneration developer's governance procedures, protocols and gateway approvals.
- Establishing the procurement strategy for main contractors and overseeing the conclusion of building contract documentation.
- Establishing project insurance requirements and ensuring appropriate policies and arrangements are procured.
- Managing the necessary approvals process to enable projects to commence on site in accordance with agreed governance procedures.
- Establishing quality requirements and appropriate arrangements for monitoring construction quality and compliance with the project brief.
- Ensuring payments under building contracts, drawdowns under funding agreements and project cashflow expenditure are appropriately managed.
- Ensuring completion, commissioning and handover processes are effectively managed.
- Ensuring snagging, defects and post-completion obligations are appropriately managed through to resolution.
- Preparing and providing progress reports for board and senior management meetings, including project forecasts and key risks.
- Attending and contributing to regular scheme reviews and quarterly forecast meetings.
- Ensuring lessons learned from projects are captured and shared across the wider development team.
- Developing and maintaining key relationships with public and private sector partners and the regional property and construction market.
- Building a strong understanding of general market conditions, challenges and emerging trends and sharing relevant insight with colleagues.
- Identifying opportunities for innovation, research and development, and continually challenging and improving established ways of working, processes and procedures.
