This role demands a seasoned professional with deep market insight, strong stakeholder management, and a track record of navigating complex regulatory environments to secure commercially viable outcomes.Essential Job FunctionsSupport the Site Selection Director, (SSD), with execution of the long-term business objectives within property portfolioConduct feasibility analysis, due diligence, TIA assessment, and financial modelling to assess commercial viability of potential acquisitionsSupport the SSD in the negotiation of; freehold purchases, lease to purchase, and development agreements with property owners, developers, and government agenciesG1 & G2 preparation; collaborating with legal, finance, customer insight & NSD teams to secure internal project approvalMonitor and report on market trends, zoning changes, and infrastructure developments that impact property strategyManage acquisition budgets, timelines, and reporting obligations to ensure performance against strategic KPIsPrepare and report new site opportunities completing and validating all assessments prior to nominating the site for consideration by the site selection committeeLead weekly meetings regarding new site opportunitiesContribute to the development of short-, medium- and long-term strategic plans to support changing business priorities and direction, and be accountable for development and execution of these at an individual property levelInternal Collaboration - Engage with internal stakeholders across planning, finance, legal, construction and delivery teams to align acquisition activities with business objectives. Provide strategic insight and reporting to inform executive decision-making.External Relationship Management - Develop and sustain productive relationships with councils, landowners, regulators, and consultants to ensure transparent communication and effective project progression. Navigate complex negotiations with a balance of commercial and stakeholder priorities.Key SkillsApplying business and commercial fundamentals and success criteria to inform planning and decision makingActing as a trusted advisor, communicating a shared vision to engage stakeholders in the achievement of expansion goalsExceptional stakeholder management skills with the ability to engage, influence and partner with senior internal and external stakeholdersBuilds teams and organizational capability to deliver results in line or exceeding budget, time and quality for asset, facilities, property and project managementStrong communication and interpersonal skills, including the ability to develop effective working relationships at all levels and direct teamsTechnical knowledge of all building services, facilities and property management associated with Data Centre & telecommunications industryDriving a culture of accountability in our people and teams to ensure we meet our customers' needs and deliver what we set out to achieveUnderstanding and managing the financial position, in order to drive effective investment and financing decisionsUnderstands agile methodologies and is comfortable in a change environmentChallenges the status quo and encourages peers and stakeholders to consider different possibilitiesQualificationsRelevant experience in data center assetsMinimum 7 years' experience in property acquisition & negotiationExtensive experience managing a significant property portfolio or asset management environmentDemonstrated ability to manage key relationships where there is often conflicting points of view and engage with all levels of an organisation to build credibility across the whole of property operationsDemonstrated budget management capability for a portfolio or business function exceeding $50M per annumWe operate with No Ego and No Arrogance.
