Job description

Analyst, Real Estate Capital Advisory & Operations

Location: San Diego, CA (in-office)

Employment Type: Full-Time, W-2

Compensation: $65,000 to $75,000 base salary, plus a performance-based quarterly bonus.

About the Opportunity

MOSO Capital Advisory is a San Diego based advisory firm that helps developers, owners, and investment sponsors raise capital for middle-market commercial real estate across the country. Our work spans senior debt, mezzanine financing, preferred equity, joint venture equity, development financing, acquisitions, refinancings, and recapitalizations. We work across asset types, including ground-up development, for-sale and rental housing, self-storage, and land development, so you will see a wide range of deals very early in your career.

We are looking for an Analyst to work directly with our founder and originator on each assignment, from the first look at a deal through closing. You will build the models, organize the information, prepare the materials lenders and investors see, and keep each deal moving, so our originators can spend more time out meeting people and winning business.

This is a hands-on seat in a small, entrepreneurial firm. About 70 to 80 percent of your time will go to financial analysis and transaction support. The other 20 to 30 percent will go to CRM and pipeline upkeep, business development research, and helping us improve how we work. We are building our systems now, and we want the person in this seat to help shape them.

We also want to be upfront about what this role is not. It is not a quiet, spreadsheet-only seat, and it is not a role with a rigid job description. There are two of us in the office, so you will talk with people, pitch in where the business needs it, and occasionally attend a networking event to introduce MOSO. If you want a narrowly defined scope, this may not be the right fit. If you want to learn how deals actually get financed, and you enjoy being trusted with real responsibility, keep reading.

What You Will Do

Underwriting and Financial Analysis

  • Build, maintain, and review commercial real estate financial models and pro formas in Excel
  • Analyze operating statements, rent rolls, development budgets, and cash flow projections
  • Calculate and evaluate loan-to-value, loan-to-cost, debt service coverage, debt yield, IRR, and other investment and credit metrics
  • Prepare sources and uses schedules, loan sizing analyses, and sensitivities on rents, exit cap rates, interest rates, and costs
  • Review assumptions, identify missing information, and flag inconsistencies or concerns before they reach a lender
  • Use AI tools, Claude in particular, to organize information, ask the right questions, and speed up underwriting, then review the output carefully

Market Research and Capital Markets Support

  • Research rents, sales comparables, supply, vacancy, and transaction activity using CoStar, Crexi, and other sources Research lenders, investors, and sponsors and help identify the right capital partners for each deal
  • Prepare financing memoranda, lender presentations, and property summaries
  • Track lender responses and prepare side-by-side comparisons of proceeds, pricing, structure, and key terms
  • Assist with due diligence, information requests, and closing coordination
  • Keep every deal file organized, consistently named, and easy for anyone on the team to follow

Business Development and Operations

  • Keep the CRM, contact lists, and pipeline reports current
  • Research prospective clients and relevant transactions
  • Improve internal templates, tracking tools, and workflows, and tell us when you have found a better way
  • Take on additional projects as the firm grows, and represent MOSO professionally with clients, lenders, and partners

What We Are Looking For

Required

  • High proficiency in Microsoft Excel, including complex formulas, financial modeling, and sensitivity analysis, with the ability to work through a model quickly and accurately
  • Working knowledge of how investment metrics are produced in Excel, gained through coursework, internships, or work
  • Excitement about AI. You will use it every day, and you should be eager to try it, not wary of it
  • Exceptional organization and attention to detail, including careful naming and filing of documents
  • Initiative: you think for yourself, try something, and bring it back to the team. We do not want someone who only completes assigned tasks
  • Flexibility and a team-first attitude. In a small firm, the work that needs doing is the work you do
  • Strong written and verbal communication, and comfort having conversations with people inside and outside the firm
  • Professional judgment with confidential financial information
  • Proficiency in PowerPoint and Word

Commercial Real Estate Technical Knowledge

We will teach you how we do things, but you should come with working familiarity with most of the following, from school, internships, or work:

  • Property income analysis: NOI, operating statements (T-12), rent rolls, pro formas, vacancy and credit loss, CapEx, TI/LC
  • Debt metrics: LTV, LTC, debt yield, DSCR, interest cost
  • Capital stack: senior debt, mezzanine debt, preferred equity, JV equity
  • Returns analysis: IRR, equity multiple, yield-on-cost, NPV
  • Sensitivity and scenario analysis: flexing rents, exit cap rate, interest rate, and costs
  • Development concepts: development budgets, construction financing, pro forma modeling
  • Transaction types: acquisitions, refinancings, recapitalizations
  • Leases: commercial lease terms and expirations

Nice to Have

  • Experience with CoStar and Crexi
  • ARGUS Enterprise or other real estate valuation software
  • CRM experience, such as Salesforce
  • Advanced Excel training or a certification such as REFM
  • A real estate or finance internship, a senior project, or a modeling project you can show us

Education and Experience

A bachelor's degree in real estate, finance, accounting, economics, business, or a related field is preferred. Recent graduates are encouraged to apply, and coursework, internships, and projects count as relevant experience. If you do not have a degree, tell us about the experience you have that prepared you for this work. No real estate or finance license is required.

How We Measure Success

  • Within 30 days: you are onboarded, comfortable in our systems, and working in our existing models
  • Within 60 days: you are shadowing deal calls, asking sharp questions, and suggesting improvements to our templates and processes
  • Within 90 days: you understand how we run a deal, can anticipate what a file needs, and are building on live deals with little teaching
  • By six months: you are forward-thinking, bringing ideas to team meetings, and helping define your own role
  • By twelve months: you have made relationships, improved how we work, and our deal capacity looks noticeably different because you are here

Compensation and Benefits

  • $65,000 to $75,000 base salary
  • Performance-based quarterly bonus of up to 20 percent of base salary, tied to individual performance and firm results: accuracy and quality, turnaround, organization and process, and pipeline and relationship support. Details provided during the interview process
  • Monthly health insurance stipend
  • Flexible time off with advance notice, plus California paid sick leave
  • Direct access to an experienced originator and exposure to many asset classes and deal structures

Why Join MOSO

You will learn commercial real estate finance by doing it, next to someone with 26 years in the business, on deals across the country. Because we are small, you will have the chance to shape our systems and your own role, and the path forward can lead to a senior analyst position, with other opportunities as the firm grows. That growth is earned through performance.

Our Hiring Process

Any qualified candidates will be contacted by a recruiter with next steps. Because this role has access to sensitive client financial information, a background check is required, and a credit check may also be required where permitted by California law.

MOSO Capital Advisory is an equal opportunity employer. We welcome applicants of all backgrounds.
